Position Summary

David S. Brown Enterprises is seeking a dynamic and experienced Property Manager to oversee the daily operations of a residential community while delivering exceptional customer service, maintaining the property's physical and financial performance, and leading a high-performing team.

The Property Manager is responsible for maximizing occupancy, increasing property value, developing team members, maintaining positive resident relationships, and ensuring compliance with company policies and Fair Housing regulations. This position requires a proactive leader who thrives in a fast-paced environment and is passionate about creating an outstanding resident experience.

Key ResponsibilitiesLeadership & Team Management
  • Lead, coach, supervise, and motivate the leasing and maintenance teams.
  • Recruit, interview, hire, onboard, train, schedule, and develop on-site staff.
  • Conduct performance evaluations and provide coaching, recognition, disciplinary action, and recommendations for compensation or promotions.
  • Foster a positive, collaborative, and customer-focused work environment.
  • Submit monthly staffing schedules to Regional Management.
Property Operations
  • Oversee the day-to-day operations of the community.
  • Maintain the physical condition of the property through routine inspections and preventative maintenance planning.
  • Conduct weekly and quarterly property inspections and provide detailed reports to the Regional Property Manager.
  • Coordinate with the maintenance team to ensure apartment homes are prepared and meet company quality standards.
  • Monitor contractor performance and vendor relationships.
  • Maintain accurate inventory and maintenance records.
Leasing & Resident Relations
  • Support leasing efforts by touring apartment homes and assisting prospective residents as needed.
  • Ensure leasing paperwork is accurate, complete, and processed in a timely manner.
  • Oversee move-in and move-out inspections and documentation.
  • Manage lease renewals, lease extensions, lease violations, notices, and lease terminations.
  • Monitor resident service requests using the company's "Warm Call" program.
  • Resolve resident concerns professionally while maintaining positive relationships.
  • Achieve and maintain a shopping score of 85% or higher.
Marketing & Business Development
  • Assist in developing and executing community marketing strategies.
  • Coordinate resident events and outreach initiatives.
  • Conduct monthly market surveys and competitive property analysis.
  • Research neighborhood trends, amenities, and competitors to identify opportunities.
  • Submit weekly and monthly marketing, outreach, training, and event reports to Regional Management.
Financial Management
  • Maintain accurate records of income and expenditures while operating within budget.
  • Analyze monthly financial statements and prepare variance reports.
  • Maximize Net Operating Income (NOI).
  • Review, approve, and code invoices using appropriate General Ledger accounts.
  • Process payroll accurately and on time.
  • Prepare reports for ownership and corporate leadership.
  • Present delinquent rent accounts in Rent Court as necessary.
Administrative Responsibilities
  • Maintain complete and accurate resident files.
  • Maintain payroll and personnel documentation.
  • Complete all required weekly, monthly, and quarterly reporting.
  • Learn and maintain knowledge of the community, floor plans, amenities, and surrounding market.
  • Complete additional projects assigned by the Regional Property Manager.
  • Maintain flexibility to work varying schedules based on business needs.
QualificationsRequired
  • High school diploma or equivalent; specialized training or an associate degree preferred.
  • Minimum of:
    • Two years managing a property with 200+ apartment homes, or
    • Three years as an Assistant Property Manager at a community with 200+ apartment homes.
  • Experience using property management software.
  • Proficiency in Microsoft Excel and Microsoft Word.
  • Valid driver's license and dependable transportation.
  • Thorough knowledge of Fair Housing laws.

Physical Requirements
  • Regularly stand, walk, and move throughout the property.
  • Frequently use hands for computer work and office equipment.
  • Occasionally lift up to 10 pounds.
  • Work both indoors and outdoors in varying weather conditions.
  • Occasionally bend, kneel, stoop, climb, or balance.
  • Maintain visual acuity necessary for inspections and computer work.
