Job Summary

This role provides dependable, high-quality maintenance support across multiple Nath Companies apartment communities. The Property Maintenance Technician serves as a floating, multi-site resource who responds where support is most needed, including vacations, emergencies, unit turns, preventive maintenance, capital projects, and periods of increased workload. The successful candidate works independently, adapts quickly, and helps ensure each community remains safe, functional, attractive, and responsive to resident needs.

Essential Functions / Duties and Responsibilities

• Travel between assigned Nath Companies apartment communities throughout the Minnesota metro area.

• Provide maintenance coverage during vacations, sick leave, leaves of absence, open positions, staffing shortages, emergencies, and periods of increased workload.

• Respond to maintenance priorities while providing courteous, professional service to residents and property teams.

• Complete maintenance work orders promptly, accurately, and in accordance with company standards.

• Perform apartment turnovers, including repairs, painting, cleaning, and preparing units for new residents.

• Conduct preventative maintenance on building systems, mechanical equipment, boilers, HVAC systems, plumbing, appliances, lighting, and common areas.

• Diagnose and repair plumbing, electrical, carpentry, drywall, flooring, appliance, and general building maintenance issues.

• Inspect buildings, equipment, grounds, and common areas to identify maintenance concerns before they become larger problems.

• Maintain the safety, appearance, and functionality of all assigned communities.

• Partner with Property Managers to prioritize work orders, projects, inspections, and resident service needs.

• Coordinate with outside contractors and vendors when specialized services or additional support are required.

• Assist with seasonal responsibilities, including snow removal, ice control, landscaping, and exterior maintenance.

• Participate in the emergency on-call rotation as assigned.

• Ensure all work complies with company procedures, manufacturer requirements, and applicable safety regulations.

• Maintain accurate work order documentation, maintenance records, supply inventories, and project updates.

• Support capital improvement projects, renovations, inspections, and portfolio-wide maintenance initiatives.

• Protect company tools, equipment, property assets, and resident information.

• Perform additional duties and special projects as assigned.

Requirements:

Required Qualifications: Required Education and Experience

• Minimum of two years of apartment, commercial, facilities, or related building maintenance experience.

• Minnesota Special Boiler License, or ability to obtain the license within an agreed-upon timeframe.

• Valid driver's license with an acceptable driving record.

• Ability and willingness to travel regularly between assigned properties.

• Working knowledge of plumbing, electrical, HVAC, carpentry, appliance repair, and general building maintenance.

• Strong troubleshooting, diagnostic, and problem-solving skills.

• Ability to work independently with minimal supervision.

• Strong organizational, communication, and customer service skills.

• Ability to prioritize and complete assignments across multiple locations.

• Ability to participate in an on-call rotation and respond to occasional evening or weekend needs.

Preferred Qualifications: Preferred Education and Experience

• EPA Certification.

• HVAC training or hands-on HVAC repair experience.

Work Environment

Work is performed across multiple residential apartment communities and includes indoor and outdoor environments. The position may involve exposure to mechanical rooms, boilers, electrical systems, cleaning products, construction materials, seasonal weather conditions, and active maintenance work areas. Regular interaction with residents, vendors, contractors, Property Managers, and maintenance team members is required.

Physical Demands

This position requires frequent standing, walking, bending, reaching, kneeling, crouching, crawling, climbing ladders, pushing, pulling, and use of hand and power tools. The employee must be able to lift and carry up to 75 pounds and perform maintenance activities outdoors in varying weather conditions.

Position Type / Expected Hours of Work

• Full-time position.

• Monday through Friday.

• Eight-hour shifts.

• Emergency on-call rotation required.

• Occasional evenings and weekends may be required based on operational needs.

• Classification: Nonexempt - Hourly.

Travel

Regular local travel between assigned Nath Companies properties is required. Business-related travel and mileage reimbursement are subject to company policy and prior approval.
