About the Role:
The Manager - Building Maintenance is responsible for overseeing the comprehensive maintenance and operational integrity of properties to ensure a safe, functional, and aesthetically pleasing environment. This role involves strategic planning and execution of maintenance schedules, managing repair projects, and coordinating with vendors and contractors to uphold building standards and compliance with regulatory requirements. The manager will lead a team of maintenance staff, providing guidance, training, and performance management to optimize productivity and service quality. They will also manage budgets, procurement of materials, and maintenance resources to maximize cost efficiency while maintaining high standards. Ultimately, this position ensures that all building systems, including HVAC, electrical, plumbing, and structural components, operate reliably to support tenant satisfaction and asset value preservation.
Hours: Monday - Friday 8:00am - 5:00pm with 60-minute unpaid lunch/break period OR 7:00am - 4:00pm with 60-minute unpaid lunch/break period. Must be flexible for before and after hours and weekends needed for projects and emergencies that may arise with an increase during hurricane season. Must be able to address concerns onsite when needed during these times.
Minimum Qualifications:
- Bachelor’s degree in Facilities Management, Engineering, Construction Management, or a related field or equivalent and additional 4 years experience and certifications with high school diploma
- Minimum of 5 years of experience in building maintenance or facilities management, with at least 2 years in a supervisory role required, without a degree 9 years of building maintenance management required
- Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety.
- Familiarity with relevant building codes, safety regulations, and compliance standards in the United States.
- Proficiency in maintenance management software and Microsoft Office Suite.
Preferred Qualifications:
- Certified Facility Manager (CFM) or equivalent professional certification.
- Experience managing maintenance operations in not for profit organization and knowing all Florida laws related to requirements
- Project management experience related to building renovations or capital improvements.
- Strong financial acumen with experience in budgeting and cost control.
Responsibilities:
- Develop and implement preventive maintenance programs to reduce downtime and extend the lifespan of building systems and equipment.
- Supervise and coordinate daily activities of maintenance staff, including scheduling, task delegation, and performance evaluation.
- Manage relationships with external contractors and service providers, ensuring quality workmanship and adherence to contract terms.
- Conduct regular inspections of building facilities to identify maintenance needs, safety hazards, and compliance issues.
- Prepare and manage maintenance budgets, track expenses, and approve purchase orders for supplies and equipment.
- Respond promptly to emergency maintenance requests and coordinate repairs to minimize disruption to building occupants.
- Maintain accurate records of maintenance activities, inspections, and repairs for reporting and regulatory compliance.
- Collaborate with property management and other departments to support capital improvement projects and renovations.

Additionally, proficiency with maintenance management software facilitates scheduling, tracking work orders, and monitoring performance metrics to drive continuous improvement.
