Job Description
Position Summary
• The Residential Manager oversees the day-to-day management, operations, and resident satisfaction for the residential-only areas and services at The Eclipse on Center Park Condominium. This role is responsible for delivering a high level of resident service, maintaining residential common areas and amenities, coordinating vendors and staff assigned to residential operations, and supporting the Board with residential operational and financial matters.
Resident Relations and Service
• Serve as the primary point of contact for residential owners and tenants regarding residential-specific matters.
• Provide prompt, professional responses to resident inquiries, service requests, and concerns.
• Oversee concierge performance and help ensure a high standard of resident service.
• Support residents with matters governed by the Resident Handbook and applicable governing documents.
Residential Maintenance and Operations
• Oversee contracts, services, and maintenance activities for residential-only common areas, including hallways, lobby areas, pool, fitness center, and other private residential spaces.
• Manage work orders and ensure timely completion of repairs and maintenance projects affecting residential areas.
• Monitor the condition, functionality, and appearance of residential amenities and common areas.
• Address residential rule violations and operational issues in coordination with management direction and governing documents.
• Prepare or assist with requests for proposals and project specifications for residential work as needed.
Financial and Administrative Responsibilities
• Assist in preparation of the residential budget and support the Board with residential operational planning.
• Review and approve invoices related to residential-only services and common areas in accordance with company procedures.
• Provide updates and reports related to residential operations, projects, and service needs.
• Maintain accurate residential records, directories, and service histories.
Vendor and Staff Management
• Oversee residential contractors, including janitorial, pool maintenance, concierge, and other amenity-specific service providers.
• Manage vendor relationships for residential-only common areas and monitor service quality and contract performance.
• Coordinate assigned on-site staff and vendors to support smooth residential operations.
• Keep the Community Manager informed on residential projects and provide input as needed on shared operational matters.
Governance and Communication
• Attend Board meetings as requested and assist with agenda preparation and monthly management reporting related to residential matters.
• Communicate with residents regarding policies, updates, maintenance activities, and ongoing projects affecting residential areas.
• Collaborate with the Community Manager on shared concerns while maintaining primary focus on residential-only responsibilities.
Expressly Excluded Duties
• Overseeing General Common Elements, including garages and building mechanical systems.
• Addressing commercial owner or tenant-related concerns.
• Managing the building engineer responsible for General Common Elements.
Requirements:Qualifications
• CMCA, AMS, and/or PCAM designation preferred.
• Proven experience in condominium or association management.
• Strong customer service, communication, and organizational skills.
• Ability to manage vendors, projects, and resident communications effectively.
• Proficiency with management and reporting platforms such as Vantaca, Strongroom, and Building Link.
• Working knowledge of residential building operations and maintenance coordination.
