Performs routine drywall and cabinet installations throughout NRHA’s communities. Fits, assembles, and secures cabinets and custom millwork. Constructs, repairs, and finishes structural frameworks, interior walls, and fixtures using wood, metal studs, and gypsum board. Prepares interior walls and ceilings for painting by sealing joints, covering imperfections, and smoothing surfaces. Acts to assure compliance with housing standards and regulations.

Essential Functions

Processes work order documentation: receives and prioritizes daily work orders according to standard shop practices; returns work order following completion of assignment; may schedule next day's work activities based on incomplete work.

Primarily performs cabinet installation, drywall installation, drywall repairs, drywall finishing and painting.

Measures, cut, and assemble wood or metal framing, doors, windows, trim, staircases, and cabinetry. Hangs drywall panels securely onto wood or steel frameworks using screws, nails, or adhesives. Apply tape, joint compound (mud), and texture to seams and screw holes, then sand surfaces smooth for painting. Inspect, tear out, and repair damaged framing, structures, or drywall surfaces. Positions, aligns, and fasten cabinets, countertops, trim, and hardware securely. Cut fillers, scribe molding, and perform field modifications on-site. Preforms floor repairs or replacements; door repairs or replacements; door hardware installations, repairs, and replacements; window and door (storm, screen and entrance) repairs or replacements; and ceiling repairs.

Performs routine paint preparation and painting assignments: may patch, caulk, sand, and mask areas to be painted; and paints areas as needed.

Performs minor electrical preventive maintenance, performs minor light fixture installations, repairs, and replacements; light switch repairs and replacements; smoke alarm installation, repairs, and replacements.

Prepares housing unit for new tenants: performs necessary cleaning and repairs; paints or arranges for painting of unit; reviews work to ensure that unit will pass inspection; and informs supervisor of readiness of unit for inspection.

Monitors and assures regulatory compliance and satisfactory ratings on Department of Housing and Urban Development (HUD) performance indicators; acts to assure satisfactory evaluations on Public Housing Assessment System (PHAS) indicators and other measures as assigned.

Requisitions materials, equipment, and parts necessary for completion of repairs.

Assists property management in resident evictions as directed: may remove furniture from unit. Assists to assure NRHA community standards are upheld.

Assists in training lesser skilled maintenance staff. Performs other related work duties as required.

• Work Orders – Completes and documents tasks accurately and on time.
• Experience: Proven hands-on experience in carpentry and drywall installation.
• Technical Skills: Ability to read blueprints, use level tools, and operate tile saws and power mixers.
• Tool Skills: Safe operation of power drills, saws, routers, lasers, and hand tools.
• Painting – Preps and paints as needed with clean results.
• Unit Turnover – Prepares units for new tenants to inspection standards.
• Compliance – Meets HUD/PHAS maintenance requirements.
• Materials – Uses and tracks supplies responsibly.
• Support – Assists with evictions, follows directions, and supports team tasks.

• High school education with a vocational education program in building maintenance.
• One to three years of progressively responsible experience in residential building maintenance.
• Any equivalent combination of training, education, and experience necessary to obtain the required knowledge, skills, and abilities.

• Must possess a valid driver’s license and satisfactory driving record.
• Subject to a background check and reference verification prior to hire.
• Must maintain confidentiality and adhere to NRHA’s code of conduct and ethics policies.

• Operational knowledge of and skill in grounds, carpentry, plumbing, appliance, and electrical maintenance.
• Operational knowledge of safety procedures to be followed in building maintenance.
• Basic knowledge and skill to read and interpret floor plans, blueprints, drawings, or specifications.
• Literacy and arithmetical skills to read instructions and directions, and to perform simple arithmetic calculations.
• Ability to understand and follow oral and written directions.
• Skill in operating standard power tools, such as a power drill and circular saw.
• Basic oral communication skills to receive instructions and convey information.
• Basic human relations skills to interact with supervisor, lead person, and housing residents; includes ability to work in a team environment.
• Analytical ability to diagnose common repair problems and determine a solution based on standard practices and precedents.
• Ability to exercise independent judgment and initiative in routine and non-routine maintenance activities

Physical Requirements

While performing the duties of this job, the employee is frequently required to sit, talk, see, or hear. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 70 pounds.

NRHA will consider equivalent substitutes for education and/or experience, provided that the candidate can demonstrate that he/she has obtained the knowledge and skill necessary to perform the duties of the job.
