Job Overview:
This role coordinates and directs the maintenance of all facilities, properties, and vehicles owned and operated by Ayers Basement Systems, Grand Bay Electric, and East End Plumbing to help in redefining the contracting industry.
Key Responsibilities:
Facilities Maintenance and Safety
- Creates a facilities maintenance budget
- Operates within an established budget while maintaining all buildings/properties and building systems including heating and cooling, ventilation, lighting, grounds, security, and fire suppression in a safe operating condition.
- Schedules preventative maintenance on electrical, plumbing, HVAC, fire extinguishers, and air compressors.
- Manages the seasonal ground maintenance for all properties by obtaining three quotes, submitting quotes to the Director of Finance for contract signing, and ensuring the work is completed timely and everything looks good (i.e., mowing, fertilizing, leaf removal, tree trimming and snow removal).
- Supervises renovations of equipment, buildings, and grounds projects.
- Facilitates purchase or sale of buildings and properties
- Facilitates purchase, sale, or disposal of equipment
Fleet Maintenance and Safety
- Creates a fleet maintenance budget
- Tracks fleet maintenance costs within an established budget and maintains fleet maintenance records through fleet software ensuring all vehicles are in safe, operating condition.
- Ensures compliance with all DOT safety requirements by taking ownership of the driver safety training, safety ride-alongs, vehicle accident reviews, remedial safety training, post-accident BAT or drug testing, etc.
- Builds strong relationships with employees/drivers through daily interactions and leading vehicle safety meetings.
- Coaches and trains employees on driver safety requirements/policies and safe driving habits.
- Communicates with the Michigan Secretary of State to ensure all vehicles have updated registration and proof insurance in the vehicle, and updated stickers/tags on the license plate.
- Leads the vehicle accident review process and counseling.
- Maintains DOT qualification files and ensures updated compliance (i.e., medical cards, physicals, drivers license, and required safety training).
- Reviews vehicle inspection reports daily and ensures they are being completed. If the inspection shows that a vehicle should be put out of service, assigns a new vehicle to the crew, and arranges for the vehicle to be repaired.
- Coordinates fleet preventative maintenance and other maintenance repairs.
- Keeps an updated list of insured drivers on file with our insurance company.
- Installs and troubleshoot vehicle GPS systems and camera systems.
- Assists employees with emergency roadside situations.
- Facilitates purchase of new vehicles, decaling of new vehicles, and sale of old vehicles with approval from executive leadership as needed.

- Any all duties as assigned by supervisor.
Knowledge, Skills, Abilities, and Other Characteristics:
- Valid drivers license with a safe driving record to visit jobsites and company owned buildings/properties
- Knowledge of DOT/FMCSA and CSA rules and regulations to ensure program compliance.
- Knowledge of OSHA requirements
- Knowledge of heavy equipment for purchasing and maintenance decisions
- Skill in operating a personal computer and programs (Microsoft Word, Excel, PowerPoint)
- Ability to understand, speak, read, and write in English.
- Superior communication and presentation skills with ability to influence across all levels of the organization
- Strong technical aptitude for installing and troubleshooting vehicle GPS and camera hardware across the fleet
- Experience with Samsara software platform for fleet management operations preferred
- Ability to be on-call during nights and weekends to address roadside emergencies
- Demonstrated ability to critically analyze and resolve complete issues during emergencies, ensuring solutions are implemented
- Ability to drive to and from Lansing, MI and Grand Rapids, MI for facilities and fleet concerns/issues
Education and Experience:
- 3 or more years of experience managing DOT fleet maintenance and safety programs
- 3 or more years of experience with facilities management
- Bachelors degree preferred or a combination of experience and education
- OSHA certification preferred
