About the RoleThe Operations Specialist is a key member of our on-site Gainesville team. Whether you're running day-to-day operations at a property, helping stabilize occupancy, or covering during a manager vacancy, you will be the specialist who steps in wherever support is needed.
This position is best suited for someone who loves being on-site, interacting with residents, supporting leasing and maintenance teams, and ensuring each property runs smoothly. Every week can look a little different, but the goal is always the same: keep our communities operating at a high level.
The Operations Specialist reports directly to the Regional Manager, and is expected to make teamwork and customer service their top priority.
Salary: estimated $55,000 - $65,000 annually (based on experience)
Location: Multiple locations in Gainesville
Schedule: Monday - Friday 8:30a - 5:30p (flexibility required)
Job Type: Full Time, On-Site
Key Responsibilities- Manage the daily operations of assigned communities, including leasing, renewals, resident relations, and collections.
- Step in during staffing transitions or absences to ensure no interruption in property performance or resident service.
- Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
- Handle rent posting, delinquency follow-up, and lease enforcement to maintain strong collections.
- Work closely with maintenance to prioritize work orders and ensure quality and timeliness.
- Maintain compliance with Fair Housing laws, company policies, and safety standards.
- Monitor occupancy, market conditions, and leasing activity to identify opportunities for improvement.
- Support move-ins, move-outs, inspections, and vendor coordination as needed.
- Lead by example in delivering exceptional customer service and community pride.
- Experience: Minimum of 3 years in multifamily property management as a Property Manager or Assistant Property Manager.
- Skills: Strong leadership, organization, and communication; confident handling collections, leasing, and resident relations. Experience with Appfolio is a plus!
- Mindset: Hands-on, adaptable, and dependable. Thrives in changing environments and can quickly learn new communities and systems.
- Education: High school diploma or equivalent (required); CAM or ARM certification (preferred).
- Prior Property Manager experience required (3 years minimum)
- A high school diploma or equivalent
- Reliable transportation and valid Florida Driver License
