Job Description

FIFTEEN GROUP CAPITAL LLC

Senior Associate, Multifamily Asset Management

Los Angeles, California (On-site) | Asset Management | Full-Time | Exempt

ABOUT FIFTEEN GROUP CAPITAL

Formed in 1992, Fifteen Group Capital LLC is a Miami-based real estate private investment firm with an active office in Los Angeles. We specialize in opportunity-driven, value-added acquisitions across multifamily, commercial, and mixed-use assets in Florida, Texas, California, and the broader Sunbelt. We are not a large institution — we are a lean, high-performing team of investment professionals who move quickly, think creatively, and build lasting value in markets where others see complexity.

Our multifamily portfolio spans thousands of units across multiple states, and our Los Angeles team sits at the center of our West Coast investment and asset management activity. If you are looking for a role with real responsibility, direct exposure to senior leadership, and a clear path to grow within a platform that is actively expanding — this is it.

THE OPPORTUNITY

We are looking for a Senior Associate, Multifamily Asset Management to join our Los Angeles office and take an active ownership role in the performance of our multifamily portfolio. This is not a back-office reporting role — you will be embedded in the business, working directly with the SVP of Multifamily Asset Management and firm principals on business plan execution, property performance monitoring, financial analysis, and value-creation strategy across a dynamic, growing portfolio.

You will own your assets, drive the analysis that informs our investment decisions, partner with property management on operational strategy, and coordinate with the acquisitions team on new investments. If you are self-motivated, highly analytical, and want to work in an entrepreneurial environment where your contributions are visible and rewarded, we want to hear from you.

WHAT YOU'LL DO

Lead Business Plan Execution

  • Support the development and execution of asset-level business plans — capital budgets, operational strategy, and value-creation initiatives — across your assigned portfolio.
  • Track multi-layered business plan progress across finance, property management, and capital improvement workstreams, identifying issues and opportunities and bringing recommendations to senior leadership.
  • Monitor property performance against underwriting assumptions and budget, building the analysis that drives strategic decisions.
  • Support hold/sell analysis and disposition strategy for portfolio assets approaching the end of their investment horizon.

Drive Financial Performance

  • Forecast future cash flows, distributions, and returns for assigned assets using dynamic financial models.
  • Own budgeting, forecasting, and variance analysis for your portfolio — identify deviations, understand the drivers, and present clear recommendations.
  • Prepare monthly and quarterly financial reports, NOI analyses, and KPI dashboards for the SVP and firm principals.
  • Analyze leasing performance, loss-to-lease capture, rent growth, and market positioning — then translate findings into actionable strategy.

Partner with Property Management

  • Work directly with third-party property management teams to implement operational strategies, push performance, and resolve issues impacting NOI.
  • Monitor occupancy, leasing velocity, renewal rates, and expense management across your assets relative to budget and market benchmarks.
  • Travel regularly to portfolio properties to conduct site visits, meet with management teams, and assess asset performance firsthand.

Support Capital Projects & Value-Add Programs

  • Coordinate with the Director of Multifamily Capital Projects on renovation programs, capital improvement scopes, and repositioning initiatives.
  • Track capital project budgets and timelines against underwriting assumptions and flag variances early.

Contribute to Acquisitions

  • Assist the acquisitions team with underwriting, due diligence, and operational assumption development for new investment opportunities.
  • Support onboarding and transition of newly acquired assets into the asset management platform.
  • Bring market intelligence from your day-to-day asset management work to inform acquisition strategy.

WHAT WE'RE LOOKING FOR

Experience & Education

  • 3–5 years of experience in multifamily asset management, real estate private equity, or a related investment role.
  • Demonstrated track record executing asset-level business plans and conducting financial analysis for multifamily properties.
  • Exposure to large multifamily portfolios (3,000+ units) and value-add investment strategies strongly preferred.
  • Experience in California, Florida, and/or Texas markets a plus.
  • Bachelor’s degree in Finance, Real Estate, Business, or related field required. MBA or MSRED a plus.
  • CPM or CCIM designation a plus.

Skills & Strengths

  • Strong analytical and financial modeling capabilities — you can synthesize complex data and turn it into clear, actionable recommendations.
  • A self-starter who operates with minimal oversight and takes ownership of your portfolio.
  • Ability to quickly analyze real-time data and make business plan recommendations in a fast-paced, entrepreneurial environment.
  • Exceptional communication skills that can tailor analysis and strategy to both technical and non-technical audiences.
  • High attention to detail and a rigorous, methodical approach to financial analysis.
  • Strong work ethic and an ownership mindset — you treat the portfolio like it’s your own.

Technical Proficiency

  • Advanced Excel proficiency for financial modeling, cash flow forecasting, and variance analysis.
  • Experience with various real estate platforms.

WHAT WE OFFER

  • Competitive Compensation. Base salary of $115,000–$135,000 commensurate with experience, plus an annual performance bonus of 15–25% of base salary.
  • Career Growth. A clearly defined path from Senior Associate to VP of Asset Management within an actively growing investment platform.
  • Direct Exposure. Daily interaction with the SVP and firm principals in a lean, high-visibility team where your work shapes real investment decisions.
  • Portfolio Scale. Immediate exposure to a large, geographically diverse multifamily portfolio spanning California, Florida, Texas, and the Sunbelt.
  • Comprehensive Benefits. Health, dental, and vision insurance; 401(k) with company match; paid time off; and paid holidays.
  • Entrepreneurial Culture. A fast-moving, collaborative environment where smart people work hard, support each other, and take genuine pride in what they build.
