We're looking for a Construction Project Manager to take full ownership of commercial projects from preconstruction through closeout. This isn't a "manage the paperwork and hope the super handles it" role. You'll be the driving force behind schedule, budget, quality, and client trust with the autonomy to make real decisions and the support to back them up.

  • Multiple commercial projects simultaneously, from planning through final walkthrough
  • Schedules that actually hold, through tight coordination with field ops and subs
  • Client relationships that turn into repeat business
  • Risk, documentation, and the dozens of moving parts that separate a smooth project from a chaotic one

Compensation:

Responsibilities:

Preconstruction & Project Planning

  • Lead project handoff and planning efforts with estimating and operations teams
  • Review contracts, scope, inclusions, exclusions, and project requirements
  • Develop and maintain detailed project schedules and critical path milestones
  • Coordinate permits, startup requirements, subcontract agreements, and purchase orders

Project Execution & Leadership

  • Manage commercial construction projects from preconstruction through completion
  • Coordinate activities among clients, subcontractors, vendors, consultants, and internal teams
  • Ensure project execution aligns with contract requirements, budget expectations, and schedule commitments
  • Partner closely with Site Superintendents to drive production and project success
  • Monitor project progress and proactively address challenges before they impact delivery

Documentation & Communication

  • Maintain complete project documentation within Procore
  • Manage RFIs, submittals, shop drawings, meeting minutes, and closeout documents
  • Prepare and communicate project updates to clients and stakeholders
  • Draft, present, negotiate, and process change orders

Financial Management

  • Manage project budgets, cost codes, forecasts, and job cost reporting
  • Monitor profitability and identify opportunities for cost control
  • Coordinate subcontractor billing, pay applications, and financial reporting
  • Identify financial risks early and implement corrective actions

Risk Management & Problem Solving

  • Identify project risks and develop mitigation strategies
  • Evaluate schedule impacts and implement recovery plans when necessary
  • Manage change events and communicate schedule and budget implications
  • Resolve conflicts and navigate challenging conversations with professionalism

Leadership & Team Development

  • Serve as a leader within the commercial construction team
  • Build strong working relationships with clients, subcontractors, and project stakeholders
  • Support team development and continuous improvement initiatives
  • Participate in company meetings, training initiatives, and professional development opportunities

Qualifications:
  • 5–10 years of commercial construction experience
  • Proven ability to independently manage commercial construction projects from preconstruction through closeout
  • Experience in successfully managing multiple projects simultaneously
  • Strong understanding of construction documents, contracts, scheduling, and project sequencing
  • Strong financial management, budgeting, forecasting, and cost control skills
  • Excellent communication, negotiation, and relationship-building abilities
  • Strong organizational, leadership, and problem-solving skills
  • Ability to anticipate project challenges and proactively develop solutions
  • Proficiency with Procore and other construction management software
  • OSHA 30 Certification preferred
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
  • Industry certifications such as PMP, LEED, or related professional credentials are a plus
  • Valid driver's license and ability to travel to project sites as needed
  • Commitment to ongoing professional and leadership development

Ideal Candidate Profile

  • Primary experience in commercial construction project management
  • Direct responsibility for budgets, schedules, subcontractors, client communication, and project execution
  • Experience managing projects independently with minimal oversight
  • Candidates with a combination of commercial and multifamily, mixed-use, wood-frame, adaptive reuse, or similar project experience are encouraged to apply
