About the Opportunity

The Real Estate Manager is responsible for managing and supporting new and existing franchisees throughout the opening, relocation, renewal, and resale process. Support is provided through lease reviews, franchisee outreach, landlord outreach, and third-party broker engagement.

This role supports multiple brands, including FASTSIGNS®, My Salon Suite®, and Camp Bow Wow®. The position is based in the Carrollton, Texas area, with a possible hybrid arrangement. Preference will be given to candidates based in the DFW area; however, candidates located in the Midwest or South may also be considered.

Note: This is a hybrid role. Travel may be required up to 25–35%.

How You Will Make a Difference
  • Partner with members of the Real Estate and Development teams to support franchisee real estate and development needs, helping drive company growth and franchisee profitability.
  • Oversee key real estate responsibilities, including franchisee relations, market tour preparation and execution, site approvals, real estate package preparation, and presentations to the leadership team.
  • Manage franchisees and brokers throughout the real estate search process, ensuring sites meet company development criteria and parameters.
  • Help franchisees meet required timelines outlined in their Development Agreements.
  • Identify and resolve obstacles related to site identification, Letters of Intent, lease negotiations, and lease execution.
  • Build and maintain strong relationships within the brokerage community.
  • Review, analyze, and negotiate real estate documents, including contracts, LOIs, and leases.
  • Support internal and external customer inquiries in a timely, professional manner.
  • Maintain regular and predictable attendance.
  • Perform other duties as assigned.
What You’ll Need
  • A self-starter with strong communication skills and the ability to drive results, think strategically, and lead with confidence and urgency.
  • Strong collaboration skills, with the ability to gain alignment and manage challenging conversations across diverse groups and perspectives.
  • Current franchise industry experience, including direct experience working with franchisees.
  • Experience with lease review, multi-unit development, networking, contract management, site analysis, project management, and real estate negotiations.
  • Strong math and analytical skills, including the ability to negotiate rental rates and other economic concessions.
  • Knowledge of zoning processes and site development requirements.
  • Proficiency with Google Workspace, including Gmail, Google Docs, Google Sheets, Google Slides, and Google Meet.
A Strong Candidate Will Have
  • Bachelor’s degree in business, finance, real estate, or a related field; equivalent work experience will also be considered.
  • 5–10 years of experience negotiating real estate leases in a franchise or corporate environment.
  • Current franchise experience supporting franchisees through real estate, development, or site-selection processes.
  • Strong written and verbal communication skills, including computer, typing, and video conferencing skills.
  • Ability to quickly and effectively apply new technologies in support of company goals.
  • Ability to thrive in a fast-paced, collaborative team environment.
