Job Description

Building & Leasing Manager

Optimum Human | Albuquerque, New Mexico

Why This Role Matters

The Optimum Human facility is not just a place where services are delivered. It is an environment - designed, maintained, and curated to signal excellence the moment someone walks through the door.

Beyond the clinical and wellness operations, Optimum Human houses private offices, shared workspaces, and conferencing facilities available to professionals who want to work inside one of Albuquerque’s most distinctive and high-performance environments. Managing that real estate portfolio - attracting the right tenants, executing leases, maintaining the building, and ensuring the space always reflects the Optimum standard - is the job of the Building & Leasing Manager.

This role sits at the intersection of facilities management, tenant relations, and business development. The person who fills it will help turn the Optimum Human facility into a community as well as a destination. We hire for attitude and aptitude above all else. Credentials matter, but who you are and how you grow matter more.

Who We Are

Southwest Women’s Oncology (SWWO) is New Mexico’s leading gynecologic oncology practice, delivering advanced cancer care with skill, courage, and compassion.

Optimum Human and Optimum Infusion extend that mission into performance medicine, infusion services, longevity, recovery, hormone optimization, medical weight loss, peptide therapies, hyperbaric medicine, aesthetics, and human performance.

Together, we operate as a single integrated platform committed to one mission: To deliver new possibilities in medical care, human performance, and health by uniting passion, knowledge, and skill.

The Opportunity

The Building & Leasing Manager will oversee the day-to-day operations of the Optimum Human facility and manage the full lifecycle of its leasable spaces—from prospecting and lease execution through tenant onboarding, relationship management, and renewal.

You will work closely with:

• Executive leadership on leasing strategy, occupancy goals, and facility investment decisions

• The Health and Wellness Center Manager on facility standards, shared space coordination, and tenant-client interaction

• Finance and administration on lease documentation, rent collection, expense tracking, and vendor contracts

• Vendors, contractors, and service providers on building maintenance, repairs, and capital improvements

You will ensure that every square foot of the Optimum Human facility reflects the brand - immaculate, intentional, and operating at the standard the name demands.

What You’ll Own

Leasing & Tenant Development

• Develop and execute a leasing strategy for private offices, shared workspaces, and conferencing facilities within the Optimum Human building.

• Prospect, qualify, and engage potential tenants—identifying professionals and organizations aligned with the Optimum community and brand.

• Prepare and present lease proposals, negotiate lease terms, and execute agreements in coordination with legal and executive leadership.

• Manage the full tenant lifecycle: onboarding, ongoing relationship management, renewals, and offboarding.

Facilities Operations & Maintenance

• Oversee daily building operations including maintenance, cleaning, mechanical systems, security, and access control.

• Manage vendor and contractor relationships—sourcing, scheduling, and holding service providers accountable to quality and budget.

• Conduct routine inspections to ensure all spaces meet Optimum’s appearance, safety, and operational standards.

• Coordinate and manage capital improvement projects, renovations, and space buildouts in collaboration with leadership.

Tenant Experience & Community

• Serve as the primary point of contact for all tenant needs, requests, and issues—ensuring responsive, professional service at all times.

• Foster a sense of community among tenants and create touchpoints that reinforce the Optimum environment as a place people are proud to work in.

• Coordinate shared space scheduling, conferencing room reservations, and common area standards.

Financial & Administrative Management

• Track occupancy, lease terms, rent collection, and renewal timelines—maintaining accurate, current records at all times.

• Manage the facility operating budget including maintenance expenses, vendor contracts, utilities, and capital costs.

• Provide regular occupancy and financial reporting to executive leadership.

• Ensure compliance with local building codes, safety regulations, and lease obligations.

What Success Looks Like

First 90 Days

• Full orientation to the building, existing tenants, active leases, vendor relationships, and facility systems completed.

• Immediate maintenance priorities identified and addressed; building operating to Optimum standards.

• Leasing strategy developed and first prospecting efforts underway for available spaces.

First 6 Months

• Measurable improvement in occupancy and a growing pipeline of qualified prospects for remaining available space.

• Tenant relationships strong—responsiveness, professionalism, and service quality consistently recognized.

• Facility operating smoothly with documented vendor relationships, maintenance schedules, and operational procedures in place.

First Year

• Target occupancy reached and a renewal culture established—tenants stay because the experience is exceptional.

• Facility is a source of pride for the Optimum team, tenants, and clients—the physical environment matches the brand in every detail.

• Consistently embodying the Optimum Standard.

Who Thrives Here

We want people who bring relentless positivity, a hunger to learn, and the drive to elevate everyone around them. You will likely thrive if:

• You take ownership rather than waiting for direction.

• You believe details matter.

• You enjoy solving problems and seek continuous improvement.

• You care deeply about patients and their families.

• You value teamwork and accountability equally.

• You’re coachable, curious, and committed to mastery.

What You Bring

Required

• 3+ years of experience in commercial property management, facilities management, or real estate leasing.

• Proven ability to manage tenant relationships through the full lease lifecycle, from prospecting through renewal.

• Strong working knowledge of building operations including maintenance systems, vendor management, and safety compliance.

• Excellent interpersonal and communication skills with a service-first mindset and professional presence.

• Solid organizational skills and financial literacy—comfortable managing budgets, tracking expenses, and producing operational reports.

• Ability to manage multiple priorities simultaneously in a fast-paced, high-standard environment.

Preferred

• Experience in a premium commercial, medical, or wellness facility environment.

• Familiarity with lease administration software and building management systems.

• New Mexico real estate license or willingness to obtain one.

Our Culture

We act with courage and embrace accountability.

We serve with precision and hold ourselves to impeccable standards—then raise them.

We reject mediocrity and the comfort of “good enough.”

We measure success not only by outcomes, but by the integrity, excellence, and humanity we bring to every interaction.

Way Better. Extraordinary by Design.

If you crave mastery, meaning, and measurable impact—welcome home.

• Competitive salary

• Medical, dental, and vision insurance

• 401(k)

• Paid time off

• Access to the Optimum Human Performance Center—full AI gym suite, recovery modalities, group fitness, and body composition tracking

• Opportunity to grow within the Optimum Platform
