Job Description

Job Summary:

The Regional Property Manager is responsible for the overall performance, operations, and financial accountability of a designated portfolio of approximately 1,000 units, located in San Antonio, Texas. This leadership position requires operational excellence, financial performance, and resident satisfaction across the assigned assets. The role involves direct supervision of on-site staff, oversight of property operations, marketing, budgeting, and compliance, all while aligning with ownership goals and company standards.

Essential Duties and Responsibilities:

  • Represent the portfolio of properties positively and professionally in both internal and external environments.
  • Provide day-to-day oversight and strategic direction to Property Managers and site teams across the assigned properties.
  • Manage full profit and loss responsibilities, including budgeting, forecasting, financial reporting, and ensuring compliance with company and regulatory standards.
  • Supervise and evaluate property staff performance, support professional development, and ensure accountability.
  • Partner with the Vice President to identify both short-term solutions and long-term strategies for enhancing property performance and market appeal.
  • Support and lead marketing efforts to build brand awareness and maintain strong occupancy levels across the portfolio.
  • Conduct regular property inspections to ensure maintenance quality, curb appeal, and compliance with safety standards.
  • Lead implementation of local operational initiatives, ensuring consistent and effective adoption at all sites.
  • Optimize financial performance by managing rent collection, expenses, and capital improvement planning.
  • Ensure adherence to local, state, and federal laws, fair housing regulations, and risk management protocols.
  • Build and maintain positive relationships with residents, employees, contractors, vendors, and ownership groups.
  • Prepare detailed performance reports highlighting financial metrics, leasing activity, and market trends.
  • Monitor competitive market conditions and recommend asset positioning strategies accordingly.
  • Perform other duties as assigned by executive management.

Qualifications:

  • Strong financial acumen with experience in budgeting, financial reporting, and P&L management.
  • Effective communication and leadership skills with the ability to manage diverse teams across multiple properties.
  • Ability to analyze market data and trends to inform operational and marketing decisions.
  • Proficiency in Microsoft Office Suite and property management platforms such as RESMAN or similar.
  • Ability to read and interpret financial statements, contracts, and regulatory documents.
  • Strong problem-solving skills and the ability to make sound decisions independently.

Education and Experience:

  • High school diploma or GED required; Bachelor’s degree in Business, Marketing, Real Estate, or related field preferred.
  • 7+ years of experience in property management, with at least 3 years in a supervisory or regional leadership role.
  • Experience managing multifamily communities, ideally within a similar size and structure

Certificates and Licenses:

  • Property Management Certification preferred (CAM, CAPS, CPM).
  • Real Estate license required in applicable markets (Texas).
  • Valid Texas Driver’s License and reliable transportation required.

Supervisory Responsibilities:

  • Direct supervision of on-site Property Managers and indirect oversight of leasing, maintenance, and support staff.
  • Responsible for staffing decisions, coaching, team development, and overall employee performance at assigned communities.

Work Environment:

  • This is a San Antonio-based position requiring regular travel between properties.
  • Frequent on-site presence at each community is required.
  • Daily interaction with residents, employees, and vendors is essential.
  • Regular in-person attendance is required; this is not a remote-work position.

Physical Demands:

  • Must be able to sit, walk, and stand frequently, and conduct on-site inspections regularly.
  • Occasionally required to stoop, kneel, or lift up to 25 pounds.
  • Must have adequate vision to inspect properties and complete reports.

Salary Range:

$85K – $125K (DOE)
