Maintains, inspects, operates, and repairs building HVAC and refrigeration systems, hot water (gas, electric, and oil fired) systems and components at Babson College; adjusts those systems as necessary for optimal performance to maintain compliance with state/local building and heating/cooling codes and regulations by performing the following essential duties.
WHAT YOU WILL DO
- Operate, adjust, and inspect all buildings HVAC, refrigeration systems and auxiliary equipment and components to detect hazards, malfunctions, the need for adjustment and/or replacement to such items as controls, thermostats, as well as other similar types of related equipment.
- Maintain all buildings’ HVAC, refrigeration systems, auxiliary equipment and components such as cooling towers, pumps, as well as other related types of equipment.
- Repair or replace all buildings’ faulty HVAC, refrigeration equipment, motors, controls, valves, towers, dampers, regulators, gaskets, flanges, seals, pumps, draft fans and compressors, including related systems such as chilled water or condenser water loops.
- Document all repairs, maintenance and comments on assigned service order work slips; record routine equipment readings, responses to equipment alarms, maintenance work performed and other pertinent information in applicable equipment logs and databases.
- Work with other in house technicians and contractors to keep all systems in like new condition; recommend repairs or different treatment to any and all heating, cooling or refrigeration systems at Babson College.
- Respond to and correct deficiencies identified in service order work slips, executing new or modified installations to minimize waste of materials, provide
- access for future maintenance and avoid unsightly, hazardous and unreliable
- repairs, while meeting manufacturers’ installation specifications and local
- codes/requirements.
- Provide assistance to other department trade group members as needed in the completion of work tasks; provide appropriate support in major campus events such as commencement and opening of school; participate in snow removal activities to maintain campus operations.
- Assumes additional responsibilities as required.
WHAT EDUCATION AND SKILLS YOU WILL NEED
- At least 2-3 years of related experience and/or training, or an equivalent
combination of education and experience. - Minimum Level of Education and Licenses Required
- Certification for reclaiming refrigerants from technical school or program
- High School diploma, GED or equivalent technical school certification
- Valid Massachusetts Refrigeration license
- Attend safety training as required by Management
- Valid unrestricted U.S. Driver’s License, with an insurable (as determined by Babson’s insurer’s criteria) or a satisfactory driving history; must successfully complete and pass the Babson College vehicle training program within the first 30-60 days of employment.
HOW AND WHERE YOU WILL WORK
- Must be able to function well in a team/community environment, displaying
- common courtesies and politeness; frequently interacts with students, teachers,
- co-workers and administrators.
- Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), mechanical drawings, operating, maintenance, repair,
- installation and procedure instructions or manuals.
- Ability to write routine instructions, fill out equipment logs and provide
- descriptions of equipment problems and likely solutions.
- Ability to speak effectively to describe and explain specific problems and
- operating requirements of mechanical and plumbing systems to students, faculty, staff and contractors.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
- Ability to order replacement parts and stock needed to perform daily work tasks.
A. Physical Environment:
- Regularly exposed to wet and/or humid conditions.
- Frequently exposed to moving mechanical parts; high precarious places; hazardous chemicals; outside weather conditions and extreme heat.
- Occasionally exposed to fumes or airborne particles.
- Usually moderate noise level.
- Regularly required to work extended hours and participate in an after hours emergency call-back program.
B. Physical Demands
- Operates a motor vehicle on a daily basis.
- Regularly required to use hands to finger, handle, feel, stoop, kneel, crouch, or crawl.
- Frequently required to stand, walk, reach with hands and arms, talk or hear, and smell.
- Occasionally required to sit.
- Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
- Regularly climb and/or balance up to 10 feet and frequently climb and or balance up to 25 feet.
- Regular use of close vision, color vision, depth perception, and ability to adjust focus.
Additional Experience, Skills & Abilities:
Criteria for advancement to next level: Four to six years related experience;
knowledge of controls; certification for reclaiming refrigerants from technical
school or program; Massachusetts Refrigeration license or acceptable equivalent experience, recommendation by supervisor; acceptable background check; must be in good standing with no documented disciplinary actions for previous two years.
This is position is Monday-Friday 7:00am-3:30pm and has an hourly rate of $44.58 (post probation). This position includes paid sick leave where required by law. Eligibility, accrual, and usage will follow applicable state and local regulations.
