Arete Res is looking for a results-driven Senior Regional Portfolio Director to lead operations at a multifamily residential community in the heart of Dallas. This role requires deep familiarity with the Dallas rental market, strong leadership, and a commitment to resident satisfaction. You’ll be responsible for maximizing occupancy, controlling expenses, and ensuring compliance with Texas property laws and Dallas-specific regulations.
The Senior Regional Manager serves as the strategic business leader for Arete Res multifamily portfolio, responsible for driving operational excellence, financial performance, and a high-performing team culture. This role is accountable for transforming strategy into execution, elevating the resident experience, and acting as a culture catalyst who shapes how teams lead, communicate, and deliver results.

Key Responsibilities – Strategic & Operational Leadership
• Develop and execute portfolio-level business strategies that align with organizational goals, market conditions, and ownership objectives.
• Serve as the regional operations architect, continuously optimizing systems, processes, and talent alignment to improve NOI, portfolio value, and long-term stability.
• Lead data-driven performance reviews and apply predictive analytics to identify trends, mitigate risk, and unlock revenue opportunities.
• Partner cross-functionally with Asset Management, Marketing, Construction, and Revenue Management to ensure operational synchronization and scalable growth.
• Champion operational consistency through standardization, accountability frameworks, KPI alignment, and performance benchmarking.
• Drive portfolio success using a continuous improvement mindset—actively evaluating, innovating, and removing barriers to high performance.

• Serve as a culture carrier and talent developer, intentionally building a collaborative, accountable, and people-first operating environment.

• Oversee financial performance for 5-12 properties with full accountability for NOI, revenue growth, expense control, and capital planning.
• Create and manage annual operating and capital budgets with precision, agility, and ownership-level perspective.
• Conduct proactive financial and property health analysis, producing actionable insights for stakeholders and executives.
• Represent the company as a trusted operator in owner and investor relationships, providing executive-level reporting, strategy recommendations, and performance narratives.

Qualifications:
• Bachelor’s degree in Business, Real Estate, Leadership, or related field;
• 10+ years in multifamily operations leadership, including 5+ years in a senior or regional role with multi-state portfolio oversight.
• Proven success leading large-scale operational strategy, cultural transformation, and organizational leadership.
• Demonstrated ability to scale systems, unify teams, and operationalize vision into measurable outcomes.
• Strong executive presence: influential communicator, strategist, and decision-maker capable of balancing people and performance.
• CPM, CAPS, or similar professional certification strongly preferred.
