Position Mission:

Homewise is seeking a Mortgage Trailing Documents & Delivery Specialist to ensure accurate and timely processing, tracking, and delivery of mortgage loan documentation to investors and custodians. This role is critical in maintaining compliance with investor guidelines and supporting the efficiency of our lending operations.

Essential Duties and Responsibilities:

Trailing Document Management:

•Audit, track, and manage the receipt of final mortgage documents, including recorded security instruments, title policies, and assignments of mortgage.

•Work closely with title companies, county offices, and custodians to resolve missing or inaccurate documentation.

•Maintain an organized and accurate tracking system to ensure timely document submission.

•Collaborate with the Post-Closing Manager to ensure timely resolution of documentation issues and support strategic initiatives related to trailing documents.

Loan Delivery & Compliance:

•Partner with the Post-Closing Manager to align delivery processes with investor expectations and streamline compliance efforts.

•Prepare and deliver mortgage loan packages to investors in accordance with regulatory and investor guidelines.

•Verify completeness and accuracy of closing documentation before submission to ensure compliance and reduce investor suspensions.

•Work collaboratively with internal teams to identify and rectify documentation deficiencies.

Stakeholder Coordination & Process Improvement:

•Engage with the Post-Closing Manager on cross-functional initiatives to improve stakeholder coordination and audit readiness.

•Communicate effectively with external partners, including title companies, county recording offices, and document custodians, to resolve document-related issues.

•Develop and implement process improvements to enhance efficiency in post-closing documentation.

•Support audit requests and reporting requirements related to mortgage loan delivery.

Requirements:

Qualifications:

  • 2+ years of experience in mortgage loan processing, post-closing, or document management.
  • Strong knowledge of mortgage documentation, investor delivery requirements, and compliance regulations.
  • Excellent attention to detail and organizational skills to manage multiple priorities.
  • Proficiency in loan origination systems and document tracking tools.
  • Strong problem-solving skills and ability to work independently as well as collaboratively.
  • Effective communication skills to liaise with internal and external stakeholders.
  • Ability to travel as needed.
  • Availability to work flexible hours, including evenings or weekends, as needed.

Preferred Requirements:

•Ability to communicate in English and Spanish; written and verbally.

Physical Requirements.

•This is largely a sedentary role.

•Must be able to occasionally lift objects up to 20 pounds.
