Job Description

The Senior Project Manager will take primary responsibility within the project team for planning, coordinating, and delivering project activities through the entire project life cycle, from pre-development through construction and handoff to the client, on major, complex, and business-critical projects. Under the general direction of the Project Director, the SPM delivers CMD’s Owner’s Advisor Services as an extension of the client’s team, independently leading day-to-day execution to meet schedule, budget, quality, and client objectives, in conformance with CMD’s project management methodologies and standards.
The SPM brings CMD’s core values to every relationship (internally and externally) and engagement. Stewardship: take ownership of what is ours, following through on our commitments, and caring for the people, resources and responsibilities entrusted to us. Collaboration: building an aligned and effective team through working together with openness, trust, and shared purpose, valuing the perspectives and contributions of everyone involved. Professionalism: holding ourselves to the highest standards in everything we do, bringing expertise, integrity, and dedication to every engagement from start to finish. The SPM will lead multidisciplinary international project teams, independently direct day-to-day planning, design management, and construction activities, and be instrumental to the successful development, implementation, and delivery of a highly complex, ground-up ultra-luxury resort and branded residential development on a remote island in the Caribbean.

DUTIES & RESPONSIBILITIES
Project Leadership and Client Relations
Assume primary responsibility for independently directing day-to-day project execution, establishing project-specific objectives, priorities, policies, and procedures, and ensuring accountability across all project disciplines.
Serve as a senior representative of the client in coordinating with ownership, internationally recognized architects and designers, engineering consultants, contractors, operators, and regulatory agencies. Lead high-level project meetings, drive critical decisions, and provide executive-level briefings on project milestones, financial performance, risks, and strategic recommendations.
Exercise independent judgment in anticipating and resolving complex project challenges, proactively identifying risks, evaluating technical and commercial implications, and implementing effective solutions while escalating major strategic matters to the Project Director.
Provide leadership and direction to multidisciplinary project teams, holding consultants and contractors accountable for performance, deliverables, and project objectives. Mentor junior project staff in technical coordination, design management, and project management methodologies and standards.

Pre-Development
Lead early planning efforts, including site analysis, feasibility studies, land planning, area programming, master planning, infrastructure assessments, and conceptual design, ensuring alignment with the client’s development objectives and ultra-luxury hospitality expectations.
Direct technical due diligence of site conditions, infrastructure, environmental constraints, and development risks to inform project decisions.
Lead preliminary budgets, cost estimates, financial models, and master schedules; assess design feasibility and construction approaches.
Recommend project delivery, contracting, procurement, phasing, and bid packaging strategies suited to remote island logistics and available resources.
Coordinate entitlements, permitting, and regulatory approvals, identifying potential obstacles early.
Challenge early design solutions to align architectural vision with constructability, infrastructure, cost, and schedule.

Pre-Construction
Establish project communication, document control, roles, and accountability across international teams; lead design coordination and project control meetings.
Direct the multidisciplinary design process from concept through construction documentation, managing internationally recognized architects, engineers, interior designers, and specialty consultants to ensure coordinated, technically sound deliverables that meet project quality, schedule, and budget objectives.
Critically evaluate architectural and engineering designs for technical feasibility, interdisciplinary coordination, constructability, regulatory compliance, and alignment with the client's vision and luxury hospitality brand standards. Identify deficiencies, challenge proposed solutions, and direct appropriate corrective measures.
Evaluate detailed budgets, schedules, cash flow, and design cost exposure; identify cost and schedule impacts of design decisions and recommend mitigation.
Direct comprehensive design reviews, value engineering initiatives, peer reviews, and constructability assessments, balancing architectural integrity, technical performance, construction feasibility, cost, and schedule without compromising the intended design quality.
Oversee coordination of complex structural systems, building envelopes, waterproofing, MEP systems, high-end architectural finishes, FF and E, IT/low-voltage systems, and other owner-furnished components, ensuring seamless integration across design, procurement, and construction disciplines.
Coordinate permitting and regulatory reviews with local authorities and technical consultants; proactively address schedule risks.
Lead procurement and contracting activities, including RFQ/RFP development, consultant and contractor prequalification, bid evaluation, negotiations, contract awards, and buyout. Develop procurement strategies addressing international sourcing, shipping logistics, limited local resources, and long-lead materials and equipment.
Oversee consultant and contractor agreement administration, financial controls, invoice review, and tracking of budgeted, committed, actual, and projected costs. Evaluate commercial risks, proposed changes, and potential cost exposures to protect the client's financial interests.
Oversee project QA/QC procedures and risk and issue registers; proactively resolve technical, commercial, and logistical challenges.
Construction Management
Direct and oversee general contractors and multidisciplinary construction teams, lead OAC and project control group meetings, and assume primary responsibility for day-to-day construction execution, including complex sequencing, site logistics, infrastructure coordination, and adherence to project quality, schedule, and budget objectives.
Provide senior-level technical oversight of construction activities, critically evaluating structural systems, building envelopes, waterproofing, MEP installations, construction methodologies, and high-end architectural finishes. Proactively identify deficiencies, resolve complex field conditions, and direct consultants and contractors in implementing technically sound solutions.
Oversee the review and resolution of submittals, RFIs, shop drawings, substitution requests, change proposals, and change orders. Evaluate technical and commercial implications, challenge unnecessary costs or design complexities, and review and approve monthly payment requests in accordance with contractual requirements and delegated authority.
Direct construction quality assurance and quality control activities, oversee special inspections, site safety compliance, insurance requirements, construction schedules, and FF and E installation. Monitor contractor performance and enforce accountability for workmanship, coordination, and adherence to the project's luxury design and construction standards.
Oversee construction reporting and provide executive updates on milestones, financial performance, schedule risks, technical issues, and corrective actions.
Direct substantial completion and project closeout activities, including inspections, punch lists, occupancy approvals, commissioning, record drawings, warranties, contract closeouts, final payments, digital turnover, and coordination with hospitality operators and client representatives to ensure operational readiness and successful handover.
Other duties may be assigned.

MINIMUM QUALIFICATIONS

Demonstrated experience managing complex, multidisciplinary design teams throughout the project life cycle.
Proven ability to independently lead major construction developments, manage sophisticated international project teams, exercise sound technical and commercial judgment, and effectively resolve complex design and construction challenges.
Must have excellent communication skills, both oral and written, with the ability to communicate effectively and confidently with clients, ownership representatives, consultants, contractors, and other project stakeholders.
Must possess exceptional organizational, analytical, leadership, and problem-solving skills, with the ability to anticipate challenges, manage competing priorities, make independent decisions, and maintain accountability across multiple project disciplines.
