Summary of Responsibilities:
The Community Marketing Director is responsible for leading and overseeing marketing, admissions, census development, and resident experience initiatives for an assigned personal care home community. This leadership role is responsible for developing and executing community marketing strategies, managing referral relationships, overseeing the admissions process, supporting community outreach efforts, and ensuring a consistent, high-quality experience for prospective residents, residents, and families.
This position works closely with Executive Directors, Regional Operations leadership, clinical teams, and community department leaders to support occupancy goals, strengthen community partnerships, improve conversion rates, and enhance overall resident satisfaction.
Essential Functions/ Duties:
The Regional Director of Sales and Marketing is responsible for driving occupancy growth, admissions performance, referral development, resident satisfaction, and brand awareness across assigned communities. Essential duties include, but are not limited to:
Sales, Marketing & Census Development- Develop and execute strategic sales, marketing, and census growth plans to achieve occupancy, revenue, and community engagement goals.
- Manage the full sales cycle, including lead generation, inquiry management, tours, assessments, deposit collection, move-in coordination, and post move-in follow-up.
- Monitor and analyze occupancy trends, conversion metrics, referral sources, waitlists, and competitor activity to identify growth opportunities and improve performance.
- Establish and maintain strong referral relationships with healthcare providers, hospitals, rehabilitation facilities, physicians, social workers, discharge planners, senior centers, and community organizations.
- Conduct outreach initiatives, networking activities, educational presentations, community events, and other marketing efforts to increase visibility and referral development.
- Collaborate with Executive Directors and operational leadership to develop and implement census recovery, stabilization, and growth strategies.
- Oversee admissions processes to ensure timely inquiry response, assessment completion, move-in readiness, regulatory compliance, and a positive resident-centered experience.
- Partner with operational and clinical leadership to ensure appropriate resident placement and successful onboarding.
- Provide guidance and support to prospective residents and families through the decision-making and transition process with professionalism, empathy, and responsiveness.
- Conduct and oversee post move-in follow-up, retention initiatives, resident welcome programs, and service recovery efforts to enhance resident and family satisfaction.
- Monitor resident and family feedback and collaborate with leadership to address concerns and improve overall resident experience and engagement.
- Provide leadership, training, coaching, and support to community sales and marketing personnel to ensure consistent admissions, customer service, and sales practices.
- Foster a collaborative, customer-focused culture aligned with organizational values and performance expectations.
- Support community transitions, acquisitions, new openings, and occupancy recovery initiatives as needed.
- Ensure communities maintain professional presentation standards, tour readiness, and brand consistency.
- Collaborate with leadership on digital marketing, advertising, social media, reputation management, promotional campaigns, and community engagement initiatives.
- Represent the organization at professional associations, industry events, healthcare networking functions, and community outreach activities.
- Coordinate marketing materials, outreach resources, sponsorships, and event planning efforts to support organizational goals.
- Maintain accurate census, admissions, referral, outreach, and sales activity records utilizing CRM systems and tracking tools.
- Analyze performance metrics, occupancy data, referral trends, and sales effectiveness to support strategic decision-making and continuous improvement.
- Prepare reports, forecasts, and performance updates for executive and operational leadership.
- Assist with marketing and outreach budget planning and resource allocation.
- Ensure compliance with HIPAA, confidentiality standards, company policies, and all applicable federal, state, and local regulations.
Other Duties:
- Participate in leadership meetings, strategic planning sessions, and operational initiatives
- Support emergency preparedness and operational continuity efforts as needed
- Assist with special projects, acquisitions, transitions, or occupancy initiatives
- Perform other related duties as assigned.
Position Type/ Expected Hours of Work:
- Full-time, exempt position
- Regular travel between assigned community required
- Evening, weekend, and event participation may be required based on operational or business needs
- Must maintain flexibility to support admissions, outreach activities, and occupancy initiatives

Education and Experience Requirements:
- High school diploma or equivalent. (Required)
- Bachelor’s degree in marketing, healthcare administration, business administration, communications, or related field (Preferred)
- Minimum of three (3) to five (5) years of experience in senior living, healthcare marketing, admissions, business development, or related field (Required)
- Prior supervisory or leadership experience (Required)
- Experience within personal care, assisted living, memory care, or long-term care setting (Strongly Preferred)
- Experience managing occupancy growth, outreach, or referral development initiatives (Preferred)
Work Authorization/ Clearances:
- Criminal History Clearances
- FBI fingerprint clearance (if required)
- Pre-employment drug screening (if applicable)
- Proof of eligibility to work in the United States
- Valid driver’s license and acceptable Motor Vehicle Record (MVR) required; must meet Company insurability standards
Physical Requirements and Physical Demands:
- Ability to sit, stand, and walk for extended periods
- Ability to travel frequently between assigned community and outreach locations
- Ability to use a computer, telephone, and office equipment
- Ability to occasionally lift up to 25 pounds (marketing materials, event supplies, office equipment)
