This role supports the administration and oversight of a diverse portfolio of non-performing commercial and business-purpose mortgage loans.
You’ll analyze collateral, loan accounting, property operations, servicing requirements, and related documentation to support effective portfolio management.
The position combines financial analysis, loan servicing, vendor coordination, market research, and stakeholder communication.
You’ll work closely with Special Servicing Asset Managers, external servicers, investors, borrowers, and internal teams across multiple functions.
The role offers an opportunity to identify risks, resolve issues, and ensure servicing activities are completed accurately and within established deadlines.
Success requires strong commercial real estate knowledge, attention to detail, sound judgment, and the ability to manage competing priorities.

- Administer day-to-day activities associated with an assigned portfolio of non-performing commercial and business-purpose mortgage loans.
- Review loan accounting and prepare or verify calculations related to legal demands, advances, postings, and disbursements, maintaining a high level of accuracy.
- Manage inbound borrower and internal correspondence, responding appropriately and escalating issues when necessary.
- Review property valuation reports, inspections, operating statements, rent rolls, and other collateral information to support portfolio analysis.
- Review commercial loan documents, servicing agreements, borrower requirements, and loan covenants to identify obligations, authorities, and applicable deadlines.
- Monitor property tax and insurance status across assigned collateral and identify potential issues requiring attention.
- Serve as a primary liaison with external special servicers and administer their requests, instructions, postings, and disbursement requirements.
- Maintain accurate system data, reports, invoices, and documentation while ensuring activities are completed within established service-level standards.
- Coordinate with third-party vendors, including attorneys, inspectors, appraisers, property managers, investigators, receivers, brokers, contractors, title agents, and insurance professionals.
- Support primary servicing teams with borrower outreach, property and market analysis, and investor inquiries when needed.
- Collaborate regularly with internal teams, including geographically distributed and offshore resources, to coordinate servicing activities.
- Identify operational or client-impacting issues, recommend practical solutions, and contribute to continuous process improvement.
- Meet key service standards, including responding to special servicer requests within 24 hours, processing posting instructions within 24 hours, and invoices within three business days.
- Complete required compliance, audit, reporting, and annual training activities, including a minimum of 40 hours of annual training.
- Perform additional duties and special projects as assigned.
- At least 2 years of experience working with defaulted commercial loans or in a closely related commercial loan servicing environment.
- Demonstrated understanding of commercial loan documentation, including interest accruals, taxes, insurance administration, lender advances, and related servicing requirements.
- Strong knowledge of commercial loan covenants and covenant compliance.
- Experience interpreting commercial real estate operating information, including rent rolls, income statements, and property performance data.
- Ability to analyze collateral information, valuation reports, property inspections, and market data.
- Strong verbal and written communication skills, with the ability to interact professionally with borrowers, servicers, vendors, investors, and internal stakeholders.
- Demonstrated ability to work independently with minimal supervision while managing deadlines and changing priorities.
- Strong problem-solving, decision-making, organizational, and analytical skills.
- Exceptional attention to detail and demonstrated ability to maintain accurate financial calculations and detailed records.
- Ability to work effectively under pressure and meet established service-level requirements.
- Proficiency with Microsoft 365 applications and Adobe products.
- Experience using loan servicing platforms such as MSP, REALSynergy, Strategy, Enterprise, or similar systems.
- Strong teamwork and collaboration skills, particularly when working across multiple departments and distributed teams.
- Ability to comply with detailed reporting, compliance, audit, and documentation requirements.
- Successful completion of required background screening and any applicable client-specific or federal/state licensing requirements.
- Annual salary range of $55,000–$70,000, depending on geographic location, experience, and qualifications.
