About This Position

JOB TITLE:

Building Operator-Temporary Position

MAIN PURPOSE OF THE JOB:

The Building Operator is responsible for the day-to-day operations, maintenance, and safety of the building and its facilities. This role ensures that all building systems are functioning efficiently, and that the property is clean, secure, and well-maintained for residents, tenants, and visitors.

DUTIES AND RESPONSIBILITIES:

Job Description

· Conduct routine daily property inspections including interior and exterior grounds. Document and complete inspection checklists and report findings to the CS Manager.

    Floors inspected and any deficiencies addressed prior to 8:00 a.m. (e.g., leaks, damaged furniture)Lighting and washrooms inspectedExecutive offices inspectedList of deficiencies reported to the CS Manager following inspections
· Conduct minor maintenance and repairs including, but not limited to: replacing faucet cartridges and fixtures, clearing toilets, sinks, and drains, repairing toilet flush systems, and completing office furniture and door hardware repairs.

· Perform inspections and general repairs in the cafeteria kitchen, including door trim and floor adjustments, unclogging sinks, faucet repairs, light bulb replacement, and ensuring all refrigeration units and kitchen equipment are in proper working condition. Report any deficiencies to the CS Manager. Kitchen inspection to be completed after 2:00 p.m. and reported accordingly

· Perform minor exterior and grounds repairs, including patching concrete, lubricating doors, and adjusting door closers. Coordinate with the Corporate Services Manager regarding issues related to door access systems and hardware such as card readers and magnetic locks.

· Respond promptly to service calls submitted through CS Help Desk and Ask Cody, including concerns related to temperature, lighting, office furniture, and meeting room setups. Advise the CS Manager when third-party vendor support is required.

· Perform routine and seasonal maintenance tasks, including garage door cleaning (power washing) and decluttering. Power washing of garage doors in the spring

· Assist with coordinating and managing movers for office reconfigurations and setups.

· Unpack and distribute paper supplies from storage to printer rooms as required.

· Inspect and maintain first aid kits on a monthly basis.

· Participate in custodial and housekeeping tasks as directed (e.g., heavy salting in lobby areas during winter conditions).

· Assist with large package deliveries.

· Assist the Corporate Services Manager in monitoring and managing third-party vendors. Report any deficiencies observed.

· Escort and oversee third-party vendors while on site.

· Support and participate in corporate events and functions. Coordinate logistics with various functional units as required.

· Perform other duties as assigned, including Home Depot runs and miscellaneous pickups.

Competency Requirements

· Hands-on maintenance and repair skills

· Effective communication skills (verbal and written)

· Working knowledge of maintenance software

· Comfort using email and text messaging

· Knowledge of Occupational Health and Safety practices

· Strong teamwork and collaboration skills

Additional Information

·This is a temporary position through 2026, with potential extension into early 2027.
