About This Position
The Senior Project Manager oversees all aspects of assigned minor and major capital projects, and works closely with the Director of Project Management, Director of Business Operations, Executive Director of Facilities Operations, and Associate Vice President (AVP) for Facilities Management. Responsible for developing, managing, and executing various major and minor complexity construction projects for the Southwestern University Facilities Management Department. Assumes or delegates daily responsibilities performed by other Project Managers during their absences. Level III of III in Project Managers.
Starting annual salary: $110,000. The final offer for the successful candidate will be commensurate with experience and may exceed the starting hourly wage.
- Supports Director of Project Management and leadership team by providing insight on all construction related projects
- Collaborates with various department, internal and external professionals, engineers, and leadership on planning, design, budget and timeline development
- Creates quality control measures and directs and develops various project management techniques and plans to reduce risk and cost
- Assists with trainings for project managers on new procedures, processes and changes implemented by the Associate Vice President of Facilities Management
- Generates reports to ensure department is following various regulatory, health/safety, warranty, and contract requirements
- Assumes Project Management responsibilities for any project in the absence of the assigned Project Manager
- Directs and leads various contract development and agreement responsibilities including defining requirements, negotiating, identifying objectives, and implementing guidelines and project regulations
- Analyzes and evaluates potential liability and collaborates with departments on process improvements
- Tracks and logs various financial reports related to project budget, spending, estimates and cost impact throughout entire project
- Analyzes and responds to inquiries, comments, and complaints regarding capital improvement projects
- Prepares bid documents and collaborates with internal and external construction professionals to draft and approve terms and conditions for specific projects
- Performs contract compliance by ensuring terms and conditions are met
- Completes, reviews and processes contract pay applications, project change orders, design team invoices, proposal documents, and various budget, and financial reports
- Develops and manages budgets, schedules, work plans and resource requirements for various construction projects
- Develops construction solicitations and evaluates proposals and qualifications in coordination with the Director of Contracts and Procurement
- Develops construction contracts and manages contract compliance by contractors in coordination with the Director of Contracts and Procurement
- Visits construction worksites and evaluates progress
- Monitors and supervises project quality control efforts and deliverables to ensure project is completed efficiently and effectively
- Prepares and reviews reports related to warranty claims and assists with catastrophic insurance claims
- Serves as department liaison with vendors, agencies, contractors, and the public regarding facility inquiries
- Attends meetings, training sessions, conferences, workshops, and reviews publications to remain current on principles, practices, and new developments
- Performs special duties as assigned
- Bachelor’s degree in in a related field or equivalent experience.
- Minimum of ten (10) years of construction-related experience.
- At least three (3) years of experience providing project management of capital projects with a Total Project Cost of $10M or more.
- Demonstrated leadership skills with at least three (3) years of experience supervising or leading teams.
- Working knowledge of contract documents (plans, specifications) and experience negotiating construction contracts.
- Experience developing detailed project budgets, performing construction document reviews, conducting inspections, and coordinating with delivery teams and user groups.
- Working knowledge of life safety and building codes including, NFPA 101, IBC, ASHRAE, Texas Accessibility Standards, and the Americans with Disabilities Act, among others.
- Experience using Google applications, and Microsoft Office applications including Excel, Power Point and Word, and scheduling software such as MS Project.
- Excellent communication, collaboration and organizational skills, with an ability to manage multiple simultaneous activities in a diverse and complex environment.
- Possess and maintain a valid Texas driver’s license.
- Possess excellent mentoring, interaction and communication skills (verbal and written).
- Fifteen (15) years of Construction related experience
- Project Management Professional (PMP) certification, or other similar demonstration of formal project management training.
- LEED-AP and CEM credentials.
- Experience managing design and construction for projects in a higher education setting as the owner’s representative.
