Position Overview

The Project Manager is responsible for the overall leadership, management, and successful execution of assigned construction projects. This position oversees all phases of the project from preconstruction through closeout, ensuring that projects are completed safely, on schedule, within budget, and to the required quality standards. The Project Manager serves as the central point of communication between the project team, subcontractors, and clients, maintaining Select’s commitment to excellence and professionalism.

Key Responsibilities

Leadership & Team Development

  • Provide direct leadership and direction to the Project Team and broader project staff.
  • Mentor, train, and promote positive team morale; coordinate with the Project Director on conflict resolution and staff development.
  • Ensure consistent weekly engineer training and mentoring sessions are conducted.
  • When no Assistant Project Manager is assigned, assume leadership of their duties.

Project Planning & Scheduling

  • Collaborate with the Project Director and preconstruction teams to develop a detailed Project Chart of Accounts.
  • Develop and maintain a detailed Critical Path Method (CPM) project schedule in collaboration with the Scheduling Department and Project Superintendent.
  • Coordinate the development and implementation of a comprehensive project logistics plan.

Contract & Cost Management

  • Maintain a thorough understanding of all contract documents, drawings, and specifications.
  • Lead the buy-out process, including negotiating and issuing subcontracts and purchase orders.
  • Prepare and maintain a detailed Project Contract Status Report using Select’s Construction Management Systems.
  • Oversee pay request and change order processes to ensure accuracy, timeliness, and positive cash flow.
  • Continuously monitor and manage project costs, identifying opportunities for savings and implementing corrective actions as needed.
  • Conduct quarterly profit projections and Estimated Cost at Completion (ECAC) analyses.

Operations & Project Execution

  • Produce and distribute a comprehensive project responsibility listing for all team members.
  • Review and approve self-perform labor, materials, systems, and equipment needs with input from the Project Superintendent.
  • Support field teams in exploring innovative construction methods to improve profitability, quality, and schedule adherence.
  • Lead implementation of company safety, quality, and compliance programs, including EEO and Affirmative Action initiatives.

Client & Stakeholder Relations

  • Develop and maintain positive relationships with project owners, architects, engineers, consultants, subcontractors, and suppliers.
  • Ensure clear communication and collaboration among all project stakeholders.
  • Support business development by assisting with preconstruction efforts, bids, and marketing initiatives.
  • Promote positive community and public relations aligned with company values.

Project Closeout

  • Lead and coordinate the project closeout process, ensuring timely completion of punch lists, documentation, and turnover deliverables.
  • Oversee warranty and post-construction follow-up to ensure client satisfaction.
Requirements:

Qualifications

  • Bachelor’s degree in construction management, Engineering, or a related field preferred.
  • 7+ years of progressive project management experience in commercial construction.
  • Proven track record of successfully managing complex projects from start to finish.
  • Strong understanding of construction means, methods, scheduling, and cost control.
  • Excellent leadership, negotiation, and communication skills.
  • Proficiency in construction management software and scheduling systems
  • Commitment to maintaining a safe and quality-driven work environment.
