The role is designed for a lean operating model. The Property Manager works closely with the Maintenance Technician and shared Forza resources, resolves issues promptly, and maintains clear ownership of property quality and operating results.

Key Roles & Responsibilities

Manage Daily Property Operations & Resident Service

  • Maintain a visible presence at the community and serve as the primary point of contact for residents, prospects, vendors, and internal partners.
  • Coordinate daily priorities with the Maintenance Technician, respond to resident concerns, and ensure property quality and service needs are addressed promptly.
  • Complete regular property inspections and escalate material resident, safety, legal, or operational issues when appropriate.

Manage Leasing, Occupancy & Collections

  • Manage inquiries, showings, applications, move-ins, renewals, transfers, and move-outs in accordance with company requirements.
  • Monitor occupancy, availability, leasing activity, renewals, delinquency, and resident retention, and take appropriate action to improve results.
  • Drive timely rent collection, communicate with residents regarding past-due balances, and consistently complete approved collection or legal processes.

Oversee Maintenance, Work Orders & Unit Turns

  • Review and prioritize work orders, coordinate emergency response, and confirm that maintenance is completed safely, timely, and to Forza standards.
  • Partner with the Maintenance Technician on preventive maintenance, property upkeep, inspections, and recurring building needs.
  • Inspect vacant units, establish the required scope, manage Basic and Small Turns, and transfer larger or specialized work to Forza Construction in accordance with company standards.

Manage Financial Administration, Vendors & Reporting

  • Review invoices, confirm work or materials were received, code and submit accounts payable items, and maintain accurate property records.
  • Operate within the approved budget, control expenses, coordinate qualified vendors within delegated authority, and validate completed work before payment.
  • Submit accurate and timely property reporting and partner with Property Management leadership, Asset Management, Accounting, and Construction to execute the property business plan.
