Job Description
We are seeking a dynamic and highly skilled Maintenance Supervisor to lead our maintenance team in the Philadelphia, PA, and ensure the optimal operation and safety of our apartment community. In this role, you will oversee all aspects of property maintenance, including electrical, maintenancel, HVAC, appliance, plumbing and facilities management. Your leadership will drive proactive maintenance strategies, improve equipment reliability, and foster a culture of safety and continuous improvement. This position offers an exciting opportunity to manage maintenance technicians, budget managment, scheduling, on calls, turns and coordinate projects, and develop innovative solutions that keep our operations running smoothly and efficiently.
Responsibilities
Supervise and coordinate daily maintenance activities across all facility systems, including electrical, plumbing, HVAC, and low/high voltage equipment.
Develop and implement preventive maintenance programs utilizing Computerized Maintenance Management Systems (CMMS) to maximize equipment uptime.
Manage maintenance projects from planning through execution, ensuring timely completion within budget constraints.
Ensure compliance with safety standards for a safe work environment for all team members.
Train and supervise maintenance technicians in property maintenance best practices, fostering leadership skills and technical proficiency.
Collaborate with facilities management to optimize building operations such as HVAC systems for energy efficiency and environmental control.

Maintain accurate records of maintenance activities using CMMS software; generate reports for management review.

Proven management experience in supervising maintenance teams within manufacturing or industrial settings.
Strong mechanical knowledge with expertise in troubleshooting using schematics, manuals, and diagnostic tools like ohmmeters.
Extensive electrical experience including working with high voltage (HV) and low voltage systems safely.
Experience with CMMS software for work order management, asset tracking, and reporting.
Knowledge of HVAC systems, facilities management practices, and building environmental controls.
Ability to read technical schematics accurately and interpret electrical or mechanical diagrams.
Project management skills to oversee installation projects or system upgrades from start to finish.
Excellent leadership qualities with the ability to supervise teams effectively while promoting safety standards.
Strong communication skills in English for clear documentation and team coordination. This role is vital in maintaining the integrity of our properties maintenance processes while fostering a safe, efficient work environment that encourages innovation and continuous improvement.
