Job Description
Position Summary:
Manages and supervises the mechanical, HVAC and Plumbing department, equipment, preventative maintenance, repair and building alterations for the City-County Building, Marion County Jail and Department of Metropolitan Development properties
Specific Duties:
- As a working supervisor, in addition to all duties associated with mechanical, HVAC and plumbing areas, supervises the first shift employees in the assignment and performance of their duties.
- Performs and supervises the repair and preventive maintenance of chillers, condensers, water pumps, vacuum pumps, air compressors, exhaust fans, air handling units, cooling towers and other mechanical and HVAC equipment. As well as, the building plumbing systems including but not limited to fixtures, valves, pumps, air lines, water lines, gas lines, sewer lines, drainage lines, drinking fountains, kitchen equipment, laundry equipment, irrigation systems and fire sprinkler systems
- Train and consults with employees to ensure operations comply with Building Authority policies, procedures and safety regulations.
- Evaluates the performance of Building Authority Downtown Operations day shift mechanics, HVAC technicians and plumbers and provides recommendations of merit wages to the Operations Manager.
- Performs the preventive maintenance and repair of Building Authority lawn and garden equipment.
- Performs and arranges for the preventive maintenance and repair of Building Authority vehicles.
- Maintains an adequate inventory of commonly used parts and material.
- Assigns work schedules for the Building Automation operator’s staff on all shifts.
- Performs estimates and tracks labor and material costs of HVAC, mechanical and plumbing alterations
- Tracks and maintains the AMMS work orders for the mechanical, HVAC and plumbing department.
- Tests RP devices at all Buildings.
- Perform other duties as assigned
Equipment Used:
Welders, Drill Press, Saws, Leak Detector, Vacuum Pumps, Nitrogen and Recovery Tanks, Meg Ohm and Volt Meters, Air Compressors, Electronic Scales, Pneumatic and Refrigerant Manifold Gauges, Reading Blueprints, Inspection Cameras, Ultrasonic Microphone, Air Balance Equipment, Electronic Thermometer, Cutting Torch, Building Automation Computer, and Refrigerant Recover Equipment.
Requirements:Minimum Qualifications:
- High School Diploma.
- 2 years previous management experience.
- 5 years Previous experience and working knowledge with the preventive maintenance, repair and installation of various mechanical, HVAC and plumbing equipment, all types of refrigeration systems, fire sprinkler systems and lawn irrigation systems.
- Refrigerant recovery certification.
- The ability to work well with others to include fellow employees, outside vendors, contractors and customers.
- The ability to work a flexible schedule.
