Compensation:$20 - $21 hourly
Responsibilities:
- Manage and monitor all maintenance work orders daily to ensure they are scheduled, completed, and closed out by the required due dates
- Proactively follow up with vendors and tenants to confirm timelines, progress, and completion of repairs
- Dispatch new work orders quickly and accurately, ensuring proper vendor assignment
- Hold vendors accountable for communication, timeliness, and quality of work
- Troubleshoot issues as they arise and implement solutions to keep work orders on track
- Onboard new maintenance vendors, including vetting, setup, and expectations alignment
- Conduct occupied property walks to assess condition, identify issues, and ensure standards are being maintained
- Maintain clear, consistent communication with internal team members, tenants, and owners
- Track and prioritize tasks in a fast-paced environment with shifting priorities
What Success Looks Like:
- Work orders are consistently completed on time or ahead of schedule
- Vendors are responsive, reliable, and meet expectations
- Maintenance issues are proactively managed and resolved efficiently
- Properties are well-maintained and regularly inspected
Qualifications:
- Superb attention to detail, work ethic, and communication skills
- Should be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems
- Strong sense of accountability, takes ownership, and follows through without being asked
- Excellent problem-solving skills with the ability to make quick, effective decisions
- Ability to move quickly, manage multiple tasks, and perform under pressure
- Highly organized with strong attention to detail
- Excellent communication and follow-up skills
- Experience in property management, maintenance coordination, or a similar role preferred
- Comfortable enforcing expectations and holding vendors accountable
- Tech-savvy and able to learn systems quickly
