Role Summary

The VP, Asset Management, is responsible for maximizing the performance and value of all hospitality assets within the Highline Hospitality portfolio. This role leads the strategic oversight of property operations, capital planning, and financial performance, ensuring each investment delivers or exceeds target returns.

The VP, Asset Management collaborates closely with Operations, Finance, and Revenue Management to align asset-level execution with portfolio objectives. This role requires strong financial acumen, operational insight, and a deep understanding of hospitality market dynamics to drive sustained profitability and long-term value creation.

Key Responsibilities

Portfolio Performance & Financial Oversight

• Lead asset management strategy across all hospitality investments, ensuring optimal financial performance and operational efficiency.
• Monitor property-level KPIs, cash flow, and capital expenditures to identify performance trends and improvement opportunities.
• Oversee development and execution of annual business plans and budgets for each asset.
• Partner with the CFO and Revenue Management teams to track financial results, analyze variances, and implement corrective actions.

Value Creation & Capital Planning

• Develop and execute strategic plans to enhance property value through capital improvements, rebranding, repositioning, and operational initiatives.
• Oversee capital expenditure programs, ensuring alignment with return expectations and portfolio priorities.
• Identify opportunities for refinancing, recapitalization, or disposition to optimize portfolio returns.
• Lead ongoing evaluation of asset performance relative to underwriting and market benchmarks.

Cross-Functional Collaboration

• Partner with Operations to ensure strong alignment between property management execution and investment objectives.
• Collaborate with Acquisitions and Capital Markets teams to support due diligence, underwriting assumptions, and transition planning for new investments.
• Work with the CFO and Managing Partner to provide regular reporting and performance updates to investors and leadership.
• Maintain strong relationships with third-party operators, management companies, and brand partners to ensure consistent quality and compliance.

Leadership & Organizational Impact

• Lead, mentor, and develop team members within the asset management function, fostering accountability and excellence.
• Drive a culture of proactive performance management, data-driven decision-making, and operational transparency.
• Represent the asset management function in investment committee discussions, portfolio reviews, and strategic planning sessions.

Skills & Qualifications

• 12+ years of experience in hospitality asset management, investment management, or related real estate disciplines.
• Proven success managing a multi-asset hospitality portfolio and delivering measurable performance improvement.
• Strong analytical and financial modeling skills with deep knowledge of P&L, NOI, and ROI metrics.
• Demonstrated ability to lead capital planning, repositioning, and asset enhancement initiatives.
• Excellent communication, negotiation, and leadership skills with both internal and external stakeholders.
• Bachelor’s degree in Finance, Real Estate, or Hospitality Management required; MBA or advanced degree preferred.
