Job Summary/Purpose

Maintenance Technician III - HVAC/R is responsible for performing general facility maintenance with a primary focus on heating, ventilation, air conditioning, and refrigeration systems that support Beck Suppliers’ facilities and FriendShip store locations. This position performs preventive maintenance, troubleshooting, repairs, and installation support across store equipment, building systems, and related facility needs to help ensure safe, reliable, and efficient store operations.

This role supports day-to-day operations by responding to maintenance needs, completing assigned work orders, maintaining HVAC/R and facility equipment, and coordinating with supervisors, store personnel, vendors, and subcontractors as needed.

Key Responsibilities

HVAC/R Operations

  1. Troubleshoots general maintenance and HVAC/R issues at store and office locations and communicates with the Maintenance Coordinator to confirm the nature, priority, safety requirements, and timeline of assigned projects.
  2. Performs preventive maintenance and routine inspections on rooftop units, walk-in coolers and freezers, ice machines, beverage equipment, exhaust systems, and other refrigeration or climate-control equipment as assigned.
  3. Diagnoses equipment concerns, makes repairs within scope of skill and authorization, and recommends vendor or subcontractor support when specialized service is required.
  4. Performs HVAC/R assigned maintenance tasks in an efficient, competent, and safe manner.

Maintenance Operations

  1. Provides maintenance for a variety of work scopes commonly found in convenience store operations, including HVAC/R systems, fuel system support, building repairs, millwork, store equipment, plumbing, electrical, lighting, signage, site maintenance, and other general maintenance required for the organization to operate.

Operational & Administrative Responsibilities

  1. Works with the Maintenance Coordinator for the dispatching of subcontractors as needed, including HVAC/R, refrigeration, electrical, plumbing, and equipment vendors. Follows up on subcontractor repairs to confirm projects are completed correctly and as requested.
  2. Follows the daily project schedule developed by the Maintenance Coordinator.
  3. Maintains communication with Maintenance Coordinator as frequently as necessary to deal with day-to-day issues that affect efficiency and utilization.
  4. Submits required field activity reports within the time schedule required by Beck Suppliers’ procedures.
  5. Works with the Maintenance Coordinator and Purchasing Manager to plan the amounts and delivery dates of parts and materials for the project, if necessary.
  6. Keeps any jobsite inventory in a neat and orderly manner.
  7. Delivers WACS (Wicked Awesome Customer Service) by responding professionally, communicating clearly, following through on commitments, and helping create a positive experience for store teams, vendors, customers, and other Beck Suppliers and FriendShip personnel.
  8. Participates in safety programs as required by Beck Suppliers’ procedures.
  9. Cross trains and work with other sub-divisions of the Facilities division as required.
  10. Participates in the after-hours on call rotations.
  11. Completes other duties as assigned.
Requirements:

Skills & Qualifications

Required:

  • High School Diploma or GED
  • Valid driver’s license and motor vehicle record compliant with Beck Suppliers’ insurance requirements
  • Five years of commercial HVAC/R troubleshooting, maintenance, and repair experience, preferably in convenience store, retail, commercial, or multi-site facility environments
  • Three years of general facility maintenance experience, including preventive maintenance, electrical, plumbing, store equipment, and building repairs
  • EPA Type 2 or Universal certification
  • Experience processing and documenting work orders using computerized maintenance management systems (CMMS) or similar software
  • Proficiency with Outlook, Word, Excel.
  • Professional communication skills when interacting with supervisors, vendors, subcontractors, and store personnel.
  • Organizational and time-management skills, including managing multiple assignments and meeting established deadlines.
  • Demonstrated reliability, accountability, and adherence to established procedures and safety requirements.

Physical Demands and Environmental Condition

This position requires the ability to perform a range of physical tasks in varied environments. Physical demands include:

Frequent

  • Walking, standing, bending, stooping, kneeling, squatting, climbing, and balancing.
  • Lifting, carrying, pushing, and pulling materials and equipment up to 90 pounds.
  • Frequent use of hands for operating tools, equipment, and controls.
  • Communicating verbally with vendors, contractors, and team members.

Work Environment

  • Exposure to indoor and outdoor environmental conditions, including hot and cold temperatures and varying weather conditions.
  • Exposure to moving mechanical parts, electrical hazards, elevated work locations, combustible materials, and other hazards associated with maintenance operations

Travel Requirements and Work Schedule

  • Travel between job sites throughout Ohio is required.
  • Participation in an after-hours on-call rotation, including responding to after-hours maintenance calls when scheduled, is required.
