JOB TITLE: Property Manager

LOCATION: 1490 Dumont Avenue

POSITION: Full time

FLSA STATUS: Exempt – not eligible for overtime

HOURS OF OPERATION: 9am to 6pm, with an unpaid-hour meal break

SUMMARY/OBJECTIVE:

The Property Manager is accountable to protect, maintain and enhance the value of real estate assets in order to maximize the owner's financial return and for the benefit of the tenants, consumers and the community. This role provides oversight of the building staff and operations, as well as the overall financial performance of assigned properties.

RESPONSIBILITIES:

  • Maintains daily oversight of all maintenance personnel.
  • Manages HQS inspections and court-ordered repairs.
  • Monitor and populate MORs and prepare annual budgets.
  • Review and approve invoices.
  • Complete all tasks and projects in a timely and efficient manner.
  • Tracks and manages payroll and entitlement days for maintenance personnel.
  • Ensure optimal resident engagement and frequent resident follow up.
  • Oversees equipment repairs and status updates.
  • Coordinates snow clearing, landscaping and general building maintenance operations.
  • Manage the unit turn-over process, including bid-leveling, estimating and awarding process
  • Proactively create and implement seasonal preventative maintenance measures on equipment.
  • Monitor and resolve the violation process until completion.
  • Work with inter-office departments (compliance/leasing and legal) to maintain company and agency requirements.
  • Proactively perform building walk-throughs/inspections.
  • Explain monthly variances on financial MOR report along with other revenue, collection and debt matters.
  • Work closely and collaborate with Asset Management team as well as any partners and stakeholders.
  • Manage retail/commercial operations, if any.
  • Work closely with Social Services team to support the at-risk residential population.
  • Maintains full accountability and plays a direct leadership role in supervising agency specific regulatory inspections (ie. REAC, MOR, API etc).
  • Document, prepare incident reports and recover evidence for any/all injuries, claims, or significant incidents working closely with VP and legal/insurance groups.
  • Effectively manage all CAPEX projects.

ESSENTIAL JOB FUNCTIONS:

  • While performing the duties of this job, the employee is regularly required to talk or hear.
  • Frequently required to stand; walk; use hands to handle or feel; and reach with hands and arms.
  • Perform general administrative duties such as filing, scanning, copying, and scheduling.
  • Operate standard office equipment (e.g., computer, telephone, printer, scanner).
  • Sit or stand for extended periods; occasionally lift or carry materials up to 20 pounds.

PREFERRED SKILLS AND QUALIFICATIONS:

  • This job operates in a professional office environment.
  • Must be proficiency in Microsoft Office Suite
  • 3+ years of experience in affordable housing (LIHTC, Section 8, etc.)
  • Familiarity with NYC housing programs and agencies (e.g., HPD, HDC, NYCHA, HRA, HPS)
  • Working knowledge of fair housing laws, income eligibility guidelines, and rent calculation methods
  • Proficiency in property management software - Yardi
  • Building systems knowledge preferred
  • Must display superior leadership ability and customer service skills
  • Strong interpersonal skills with ability to maintain professionalism in sensitive or high-pressure situations
  • Excellent written and verbal communication skills
  • Highly organized with exceptional attention to detail and accuracy with ability to multi-task
  • Ability to prioritize tasks, meet deadlines, and work independently and as part of a team
  • Bilingual in English and Spanish (or other languages) is a plus
