Job Description

POSITION SUMMARY:

The Vacant/Unit-Turns Maintenance Lead –is responsible for overseeing all vacant unit turn activities across the organization’s housing portfolio. This role ensures vacant units are inspected, repaired, and returned to rent-ready condition within established timelines and quality standards. The Maintenance Lead provides hands-on technical leadership to maintenance technicians, coordinates vendor work as needed, ensures compliance with applicable codes and safety regulations, and works closely with property management teams to support resident readiness and overall housing quality.

RESPONSIBILITIES:

· Responsible for ensuring NAC portfolio is following company maintenance procedures, adhering to maintenance standards, and meeting state and local inspection requirements and ADA codes.

· Conducts unit inspections of interior and exterior of each unit, noting deficiencies and needed repairs, at the time of initial vacancy and when unit turn is complete.

· Works with on-site maintenance and janitorial technicians to provide direction and guidance on necessary repairs required in each unit.

· Outreaches NAC vendors for any repairs outside of the scope of the maintenance/janitorial team.

· Adheres to policies, repair standards, and confirming residential units are ready for inspection. Work with maintenance team to resolve deficiencies.

· Ensures vacant units are turned in chronological date order and rendered “rent ready” within 7 days or less, unless necessary repair is being completed by a 3rd party vendor. Keeps site Property Manager updated on status of all vacant units.

· Work closely with maintenance team to improve metrics, focusing on completion of unit turn.

· Lead on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, and appliances.

· Use NAC’s approved vendor list.

· Lead safety meetings when assigned and perform all work duties in a safe and efficient manner, in accordance with company safety policies and procedures.

· Must comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety or environment, including NAC’s standard operating procedures and policies

· Responds to all requests timely.

Team Collaboration:

· Proven ability to oversee and work within a team collaboration environment.

· Requires comprehensive knowledge of building systems to support property management teams and ensure HUD and LIHTC compliance, inspection readiness, and resolution of complex property issues through informed guidance and problem-solving

· Creating a productive and inclusive work environment is knowledgeable of policy/procedure, best practices and job responsibilities. Makes evident the importance of each role with the team. Prioritize team tasks appropriately.

· Works collaboratively with other Maintenance Leads, providing oversight to maintenance techs, monitoring and maintaining current maintenance tools and supply inventory tracking plans.

· Works collaboratively with Maintenance team on NAC events including logistics, setup, security, and parking

· Evaluates and give directions during maintenance emergency situations to include after-hours response. Communicate situation and solutions to Facilities Maintenance Administrator, Property Portfolio Manager and Site Property Manager to ensure prompt/timely resolution.

· Collaborates with other Maintenance Leads to create, maintain and oversee on-call schedule and is available for emergencies as needed.

· Provides recommendations for reviewing maintenance programs and recommending procedural and/or operational changes.

· Identifies strengths of each team member, actively supports individual career development, acknowledges individual and team accomplishments.

Other Responsibilities.

· Contributes to the oversight of maintenance technicians by communicating strengths and weaknesses of individual staff to the on-site Property Manager.

· Recommend, develop, and implement policies/procedures related to repairs, vendor selection, and bidding concerns.

· Follows up as needed on all aspects of vacant/unit-turn maintenance.

· Reports and follows up as directed on non-compliance concerns.

· Present a professional, efficient attitude to ensure resident satisfaction.

· Provide written responses in a professional, timely manner.

· Other duties as assigned

EDUCATIONAL/WORK EXPERIENCE REQUIREMENT:

· High school diploma or GED required, bachelor's degree preferred

· At least five (5) years of experience in apartment and/or general maintenance.

· At least one (1) year of experience supervising employees.

· Must have a valid state driver's license with clean driving record and reliable transportation.

SKILLS REQUIREMENT:

· Ability to identify and troubleshoot common problems related to electrical, plumbing, and general maintenance.

· Excellent manual dexterity and problem-solving skills.

· Ability to use tools and equipment.

· Ability to interact effectively with management, co-workers, and residents.

· Superior customer service skills.

· Strong attention to detail, organizational, time-management, and problem-solving skills.

· Ability to work independently.

· Demonstrates knowledge of federal, state, and local laws specifically Fair Housing regulations, building codes, environmental laws, and regulations.

· Ability to travel to multiple properties in portfolio to monitor work orders and unit turns. Help complete work as needed.

· Ability to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.

· Ability to perform basic arithmetic skills such as measurements, addition, subtraction to do basic calculations.

· Ability to use Microsoft Office (Outlook, Word, Excel), OneSite (Real Page) electronic software systems.

· Ability to interact with individuals with physical and mental health challenges.

· Ability to read/ speak/ write English language proficiently.

· Ability to work a flexible work schedule to include weekends, evenings, and holidays.

· Requires use of personal vehicle with active insurance.

PHYSICAL DEMANDS:

· Able to stand, bend or kneel for long periods.

· Able to climb (ladders, etc.).

· Able to lift 60 lbs., or more.

· Able to reach above shoulder height.

· Able to crawl on any type of surface.

· Operate in an outdoor or maintenance shop environment

FAIR LABOR STANDARDS ACT:

This position is considered to be non-exempt for overtime pay provisions as provided by the Federal Fair Labor Standards Act (FLSA) and any applicable state laws. Non-Exempt employees are entitled to overtime pay for hours worked in excess of forty (40) hours per workweek.
