About the Role
The REO Title team at Solidifi performs a variety of functions crucial to the initial phase of real estate transactions that involve the sale of real estate owned (“REO”) properties.
The core responsibilities of the REO Title Clearance team are to issue a preliminary title commitment, which is eventually used to issue a title insurance policy upon the closing of the transaction under specific conditions and requirements, and to review foreclosures to ensure they are properly completed by the foreclosure attorneys hired by the client.
The REO Title Specialist inspects recorded legal documents and evaluates the chain of title (conveyances on deeds to determine vesting), lien position, exceptions, restrictions, and performs preliminary lien clearance, including foreclosure clearance, before delivering a title package to the client. Other documents which may need to be created and/or reviewed for accuracy by the REO title department and provided to the client include municipal lien searches, title grading sheets, copies of supporting search documents, and documents specific to the foreclosure such as state-required affidavits and proof of notice of foreclosure documents.

- Any restrictions against the property in question
- Any claims/liens (ex. Mortgages, judgments, tax assessments)
- Identify any potential issues/problems with the recorded documents which would prevent a clean title commitment to be issued.
- Identify any potential issues/problems with the foreclosure which would prevent a proper conveyance to the client once the foreclosure is complete.
- Deliver title packages within expected turn times to the client’s specific web portal:
- Preparation of title grading sheets, review of municipal lien searches, creation of foreclosure packages, and any other documents required in the title package for specific clients.
- Complete and maintain tasking on each client’s specific web portal system, if any, to ensure visibility of title matters with the client while working through each file.
- Follow up on title issues which arise in files to ensure issues are being resolved in a timely manner by the appropriate party, which may include placing calls to assessors/investigating online sources.
- Work as a team player with fellow employees to determine a solution and/or alert the appropriate parties to issues which would affect the title commitment and/or documents prepared by the department.
