Foreclosure Specialist II

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Foreclosure Specialist II based in the United States.

This role plays a critical part in managing and advancing mortgage foreclosure cases from referral through completion, ensuring all actions align with investor guidelines and regulatory requirements.
You will coordinate closely with foreclosure attorneys, internal teams, and external stakeholders to track progress, resolve issues, and minimize delays in the foreclosure lifecycle.
The position requires strong attention to detail as you monitor deadlines, prepare documentation, and support litigation and title resolution activities.
You will also contribute to investor reporting, audit readiness, and compliance adherence across multiple foreclosure portfolios.
This is a fast-paced, highly regulated environment where accuracy, communication, and timely execution are essential.
The role directly impacts foreclosure efficiency, risk mitigation, and successful resolution of complex mortgage assets.
It offers exposure to legal, financial, and operational aspects of default servicing within a structured team setting.

Accountabilities:

Manage and support the full foreclosure lifecycle across assigned mortgage loan portfolios:

  • Monitor foreclosure progression from referral through post-foreclosure, identifying issues, holds, and required actions to ensure timely completion.
  • Coordinate with foreclosure attorneys to resolve delays, contested matters, and title issues impacting case progression.
  • Provide regular status updates to investors and support preparation of documentation for audits and regulatory requests.
  • Generate and maintain operational reports, including scorecards, exception tracking, and workflow monitoring.
  • Ensure compliance with investor deadlines, including FHA and VA requirements related to foreclosure and eviction timelines.
  • Review documentation, prepare bidding instructions, and support foreclosure sale execution in accordance with investor guidelines.
  • Perform equity analysis and assist in determining potential charge-offs where applicable.
  • Process invoices, payment requests, and supporting documentation for foreclosure-related expenses.
  • Distribute legal mail, manage email queues, and support internal workflow coordination to mitigate risk exposure.
  • Support QC processes, compliance controls, and internal audit readiness activities.
Requirements:

The ideal candidate brings experience in mortgage servicing or default operations, along with strong analytical and communication abilities:

  • 1+ year of experience in default servicing or related fields such as collections, REO, or loss mitigation (3 years preferred).
  • Combination of education and professional experience totaling at least 3 years in a relevant field.
  • Familiarity with mortgage products, foreclosure processes, and basic legal documentation review.
  • Strong attention to detail with the ability to manage multiple deadlines and compliance requirements.
  • Excellent written and verbal communication skills for interaction with attorneys, investors, and internal teams.
  • Proficiency in Microsoft Word, Excel, and related office tools.
  • Strong analytical and problem-solving skills with a structured and organized working style.
  • Ability to work effectively in a team environment with a proactive and positive attitude.
  • Preferred: experience in bank systems, foreclosure litigation processes, or home equity lending products.
