Seasoned Lease-Up Leasing Manager

Meritus Property Group is seeking a seasoned, highly productive Lease-Up Leasing Manager to help lead the launch and lease-up of a new multifamily community. This role is for a polished, professional, sales-driven leasing leader who knows how to create urgency, coach performance, manage a pipeline, and close leases.

We are looking for a true leasing shark: someone motivated by goals, energized by competition, driven by commissions and performance, and committed to leasing this community with focus, discipline, and intensity.

This is a hands-on leadership role. The Leasing Manager will manage and coach one Leasing Consultant while also actively leasing, touring, following up, closing, and driving traffic. The ideal candidate is not someone who sits behind the desk waiting for leads. This person creates momentum, leads by example, teaches others how to win, and takes personal ownership of lease-up results.

The right candidate will be confident, polished, proactive, organized, money-motivated, and highly comfortable in a fast-paced lease-up environment.

Position Summary

The Lease-Up Leasing Manager is responsible for leading the leasing function during lease-up, managing daily leasing activity, coaching one Leasing Consultant, driving traffic, converting prospects, monitoring follow-up, supporting application processing, and helping the community achieve aggressive occupancy and revenue goals.

This person must be both a leader and a producer. The successful candidate will know how to lease apartments personally while also teaching, coaching, and holding the leasing team accountable to high standards.

The Lease-Up Leasing Manager must have Yardi experience, strong sales discipline, excellent communication skills, and a proven ability to work with urgency and professionalism. Weekend availability is required.

The right person will not simply oversee leasing. They will lead the leasing charge.

They will sell the lifestyle, create urgency, coach the team, protect the pipeline, overcome objections, and close leases.

Key Responsibilities

Leasing Leadership & Team Coaching

Lead, coach, train, and hold accountable one Leasing Consultant during lease-up. Set the standard for leasing performance, professionalism, tour quality, follow-up discipline, and closing expectations. Conduct daily leasing huddles to review traffic, availability, goals, lead status, follow-up priorities, applications, move-ins, and leasing obstacles. Provide real-time coaching after tours, phone calls, email communication, and prospect interactions. Teach strong leasing fundamentals, including discovery, relationship building, value selling, urgency creation, objection handling, and closing. Monitor the Leasing Consultant’s guest cards, follow-up cadence, appointment setting, tour quality, and conversion results. Lead by example by actively leasing, touring, following up, and closing alongside the Leasing Consultant. Create a high-energy leasing culture rooted in professionalism, accountability, urgency, care, and results. Celebrate wins, correct gaps quickly, and keep the leasing team motivated through the intensity of lease-up.

Leasing, Sales & Conversion

Lease apartments with confidence, urgency, polish, and a strong closing mindset. Conduct compelling, personalized, and professional tours that create emotional connection and leasing urgency. Understand each prospect’s needs, budget, timeline, lifestyle, objections, and decision drivers. Confidently present floor plans, pricing, availability, amenities, finishes, specials, lease terms, and community features. Ask for the lease with confidence and guide qualified prospects through the application process. Maintain strong closing ratios by converting qualified leads into applications and signed leases. Create urgency by communicating availability, pricing changes, specials, limited-time opportunities, and lease-up momentum. Follow up relentlessly and thoughtfully with every lead until the prospect leases, chooses another community, or is no longer active. Review upcoming availability, exposure, pricing, concessions, and unit delivery timelines daily. Partner with the Property Manager to identify leasing barriers, pricing concerns, prospect objections, and market feedback.

Proactive Outreach & Traffic Generation

Drive qualified traffic through proactive outreach, local partnerships, employer outreach, neighborhood engagement, and follow-up campaigns. Support and help execute the lease-up marketing and outreach strategy. Identify local employers, relocation contacts, businesses, brokers, community partners, and neighborhood organizations that can generate qualified prospects. Lead outreach efforts and coach the Leasing Consultant on how to conduct effective outreach. Assist with open houses, broker events, resident events, prospect events, and lease-up promotional campaigns. Monitor lead sources and conversion performance to determine which channels are producing the strongest results. Recommend outreach opportunities, leasing specials, follow-up campaigns, and traffic generation strategies. Stay alert to competitor pricing, concessions, availability, reviews, and leasing trends.

Pipeline Management & Follow-Up Discipline

Own the leasing pipeline and ensure every lead is worked with urgency and accuracy. Monitor guest cards, lead status, appointments, missed follow-ups, applications, cancellations, denials, and pending move-ins. Ensure all prospect communication is timely, polished, complete, and properly documented. Maintain a clean and organized leasing pipeline in Yardi and related systems. Review daily and weekly traffic, tour, application, approval, cancellation, and closing metrics. Identify stalled prospects and create strategies to re-engage them. Ensure the leasing team is prepared each day with a clear plan for calls, emails, texts, tours, outreach, and application follow-up. Hold the leasing team accountable to follow-up standards and leasing goals.

Yardi, CRM & Leasing Systems

Use Yardi confidently and accurately for guest cards, availability, pricing, leasing workflows, applications, resident accounts, move-ins, reporting, and follow-up tracking. Ensure all prospect, applicant, and resident information is entered accurately and updated in real time. Train and support the Leasing Consultant on proper Yardi usage, documentation, guest card management, and workflow completion. Generate and review leasing reports, availability reports, traffic reports, rent rolls, application status, and occupancy data. Monitor application status, deposits, screening requirements, lease completion, move-in funds, and required documentation. Support online leasing, digital communication, resident portals, and other technology platforms used during lease-up. Protect data integrity by maintaining accurate and complete leasing records.

Lease-Up Execution

Support all phases of lease-up, including pre-leasing, opening, first move-ins, phased deliveries, and stabilization. Maintain daily awareness of lease-up goals, leasing pace, occupancy targets, traffic expectations, application goals, and weekly performance benchmarks. Partner with the Property Manager to execute lease-up strategy and adjust leasing tactics based on performance. Communicate prospect feedback, objections, pricing concerns, market trends, and operational barriers. Ensure model units, tour paths, amenities, vacant homes, signage, and leasing spaces are polished and tour-ready. Work closely with the Property Manager and maintenance team to support unit readiness, move-in coordination, and prospect experience. Help create a smooth, organized, and memorable move-in process for new residents. Maintain the energy, pace, and urgency required to successfully lease a new community.

Prospect & Resident Experience

Deliver an exceptional experience from first inquiry through move-in. Represent Meritus and the community with professionalism, confidence, warmth, and polish. Build trust with prospects through strong listening, clear communication, and consistent follow-through. Respond to calls, emails, texts, online inquiries, and walk-ins quickly and accurately. Create excitement around the community and help prospects envision themselves living there. Support resident satisfaction through clear communication, service-minded problem solving, and positive interactions. Assist with resident events, community engagement, renewal support, and resident communication as needed.

Market Knowledge & Competitive Awareness

Maintain strong knowledge of the surrounding market, competitor communities, pricing, concessions, amenities, availability, and leasing velocity. Conduct market surveys and competitor shops as assigned. Understand how to position the community against competitors and confidently explain its value. Share market feedback with the Property Manager to support pricing, concessions, marketing, and leasing strategy. Stay current on neighborhood amenities, local employers, transportation, shopping, dining, schools, and lifestyle drivers that matter to prospective residents.

Required Qualifications

Prior multifamily leasing experience required. Prior lease-up experience strongly preferred. Prior experience leading, mentoring, training, or coaching leasing team members required. Yardi experience required. Proven ability to meet or exceed leasing goals. Strong sales ability with a confident closing style. Highly proactive approach to leasing, follow-up, outreach, and prospect engagement. Ability to lead by example while holding others accountable. Strong understanding of guest card management, application processing, leasing workflows, and move-in coordination. Excellent written and verbal communication skills. Polished, professional, and comfortable working with a wide range of prospects, residents, team members, and leadership. Strong organizational skills and ability to manage a high volume of leads and leasing activity. Ability to work with urgency while maintaining accuracy and professionalism. Comfortable with technology, CRM systems, online leasing, digital communication, and reporting. Knowledge of Fair Housing requirements and professional leasing practices. Ability to work weekends as part of the regular schedule.

Preferred Qualifications

Successful experience leasing a new construction community. Experience in a high-traffic, high-volume lease-up environment. Experience managing or mentoring at least one Leasing Consultant. Experience with outreach marketing and local relationship building. Experience leasing Class A or luxury multifamily communities. Experience with revenue management, concession strategy, or market rent positioning. Bilingual abilities are a plus. Familiarity with Vancouver, Portland Metro, or surrounding submarkets is a plus.

Schedule Requirements

This is a full-time position. Weekend availability is required.

The lease-up schedule may include Saturdays, Sundays, evenings, open houses, resident events, outreach events, and other high-traffic leasing opportunities. Flexibility is essential during lease-up.
