About This Position

Position Summary

The Director, Property Management is a senior leadership role responsible for the strategic, financial, operational, and people performance of a value-add office portfolio in the GTA. This role leads through others—setting direction, building capability, and ensuring consistent, high-quality execution across all buildings.

Reporting to the Vice President, Property Management GTA, the Director provides leadership to a cross-functional team across property management, operations, and administration. The Director will cultivate a high-performance, accountable, and customer-focused culture while ensuring disciplined financial and operational execution across the portfolio.


ResponsibilitiesLeadership & Team Performance
Lead, mentor, and develop a team, building a high-performance culture grounded in accountability and service excellence aligned with Crown values.Provide leadership on large-scale, property-specific and/or portfolio-wide operations projects and issues with an emphasis on continuous improvement and maximization of value.Set clear expectations, performance objectives, and development plans aligned with portfolio goals.Oversee hiring, onboarding, coaching, performance reviews, and succession planning.Actively identify skill gaps and ensure training and development plans are executed.Foster collaboration between property management, operations, accounting, ESG, leasing, and asset management teams.

Customer & Tenant Experience

Ensure consistent execution of tenant relationship management standards and engagement practices.Champion proactive tenant engagement initiatives that enhance retention and satisfaction.Serve as a senior point of escalation for tenant and client issues when required.

Client & Stakeholder Management

Work closely with Asset Management to align property operations with investment strategy.Provide clear, professional communication and reporting to clients.Establish effective feedback loops to strengthen client satisfaction and operational outcomes.Serve as a senior point of escalation for client issues when required.


Operations Stewardship

Ensure consistent execution of Crown operating standards across all buildings.Maintain strong oversight of: Vendor performance and contract governanceCapital execution, monitoring and reportingEnsure buildings reflect pride of ownership and suitability to asset strategy.

Financial Performance

Ensure portfolio meets deadlines, holds team accountable and upholds accuracy standards for: Annual budgets and reforecastsQuarterly and monthly reporting qualityVariance explanations and corrective actionAR, bad debt, and recoveries performanceEnsure Property Managers actively manage expenses and contracts.Coaches team on financial review.Foster collaboration with accounting and promotes monthly financial meetings to review financials.Review KPIs and report meaningful insights to senior leadership.

Promote Environmental Sustainability in Building Operations

Ensure teams embeds environmental sustainability across all building operations.Champion sustainability, climate resilient operations, and energy management initiatives, ensuring compliance with environmental standards, certifications, and best practices.Drive continuous improvement in resource efficiency, carbon reduction, waste diversion, and indoor environmental quality.
Perform other related responsibilities as requested from time to time

Education & Experience Requirements

University Degree or College Diploma in Business, or related post-secondary education, required.CMA, RPA, or CPM designation is preferred, or the ability to demonstrate equivalent experience.Minimum of 12+ years of related property management experience with commercial properties (retail, office, or industrial), including at least 5 years in a leadership role.Ongoing involvement with professional organizations such as BOMA and IREM.Experience overseeing property redevelopment projects.Demonstrated experience supporting acquisitions, dispositions, development, and renovation of both new and existing properties.This role requires regular travel across the portfolio; candidates must possess a valid Ontario G driver’s licence and have reliable daily access to a vehicle.
