About This Position
The Building Maintenance Tech III is an advanced journey-level position responsible for leading, overseeing, and participating in custodial and routine facilities maintenance work at an assigned district facility. This position provides technical and functional direction to full-time, part-time, and seasonal staff and is responsible for coordinating daily work activities, setting priorities, and ensuring maintenance and custodial services are performed in accordance with district standards. This role plans, schedules, and assigns work; inspects facilities; coordinates preventative maintenance activities; and oversees the work of outside contractors. The Building Tech III also supports operational and capital improvement projects, assists with budget tracking, and serves as a resource to supervisory and management staff.
This position is typically scheduled Mon/Tues/Thurs/Fri 6:30am-3:15pm
Wednesdays 9am-5:45pm
Hours will be reevaluated regularly to fit district needs.
· Plan, schedule, prioritize, and assign custodial and maintenance work to staff and contractors
· Lead, train, and provide direction to assigned staff; inspect work to ensure quality standards
· Develop and manage cleaning schedules to maintain assigned facilities
· Inspect facilities to identify maintenance needs, safety hazards, and operational priorities
· Perform and coordinate routine and preventative maintenance activities
· Coordinate and oversee the work of outside contractors and vendors
· Maintain records and logs related to maintenance activities and work assignments
· Participate in planning and coordinating maintenance and capital improvement projects
· Monitor supply usage and assist with ordering materials and equipment
· Participate in recruitment, training, and evaluation of staff
· Coordinate with facility and program staff to develop work plans and schedules

Ideal Candidate
· The ideal candidate has experience leading custodial and maintenance operations within a large or complex facility and demonstrates the ability to organize work, set priorities, and direct staff to meet operational needs.
· They are experienced in developing and maintaining cleaning schedules that support both high-traffic and low-use areas and are knowledgeable in coordinating preventative maintenance activities to ensure building systems are maintained effectively.
· They have experience overseeing the work of contractors, monitoring performance, and ensuring work is completed in accordance with established standards. They are detail-oriented, able to track maintenance activities, and capable of coordinating work to minimize disruption to building occupants.
Minimum Qualifications:
Any equivalent combination of education, experience and training that would likely provide the applicant with the required knowledge, skills and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Completion of the twelfth (12th) grade or equivalent work-life experience and five (5) years of increasingly responsible experience in commercial custodial services or facilities maintenance
This recruitment will establish an eligibility list for current and future vacancies. The eligibility list will be active for six months.
Education and Experience:
Any equivalent combination of education, experience and training that would likely provide the applicant with the required knowledge, skills and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Completion of the twelfth (12th) grade or equivalent work-life experience.
Building Tech I: One (1) year of experience in commercial custodial services.
Building Tech II: Three (3) years of increasingly responsible experience in commercial custodial services.
Building Tech III: Five (5) years of increasingly responsible experience in commercial custodial services.
The district provides a bilingual pay incentive to staff who regularly use their bilingual or multilingual skills!
Licenses and Certifications:
- Valid Oregon driver license and good driving record, dependent upon location assigned.
