Division Manager – Wilmington, NC

We are currently seeking a highly motivated and experienced Division Manager to lead our operations in the Wilmington, NC area. This role requires a dynamic leader with a proven track record in residential construction, team management, and strategic execution.

Position Summary:
The Division Manager will work closely with the executive leadership team and will be responsible for overseeing all construction functions within the designated geographical area, including direct oversight of the sales process. This position reports to the Vice President of Construction and is instrumental in ensuring operational excellence, efficiency, and high-quality home delivery.

Essential Duties & Responsibilities:

  • Leadership & Team Development:
    • Recruit, hire, train, and mentor field staff to ensure a positive homebuying experience for customers.
    • Provide guidance and oversight to Area Managers to achieve company objectives, including cycling time, quality assurance, variance management, and homeowner satisfaction.
  • Construction & Production Oversight:
    • Ensure the division meets closing goals by securing starts and maintaining cycle times in alignment with company objectives.
    • Manage the division’s construction pipeline to maintain a steady and efficient workflow, ensuring timely home delivery.
    • Utilize company software to monitor construction schedules and fulfill commitments to homeowners.
  • Vendor & Trade Partner Relations:
    • Work closely with the Purchasing team to recruit and manage a reliable vendor base that aligns with the company’s quality and efficiency standards.
    • Ensure trade partners fully understand their scopes of work and implement trade partner improvement plans when necessary.
  • Regulatory & Compliance:
    • Ensure compliance with company policies, procedures, and all applicable federal, state, and local regulations, including OSHA safety standards.
    • Collaborate with the Land Acquisition team to identify and develop exceptional neighborhood opportunities.
  • Customer & Warranty Support:
    • Engage directly with homeowners when Area Managers require additional support in resolving issues.
    • Work with the Warranty Department to review and validate warranty claims as needed.
  • Cross Department Collaboration:
    • Partner with the Sales, Development, and Land Acquisition teams to foster a cohesive and productive work environment.
    • Contribute to corporate and division-level strategic planning and goal achievement.

Qualifications & Requirements:

  • Education & Experience:
    • Bachelor’s degree in construction management, business administration, or a related field preferred.
    • Minimum of 10-15 years of experience in residential construction with a reputable homebuilder.
    • A General Contractor’s license is preferred.
  • Skills & Competencies:
    • Comprehensive knowledge of residential construction processes and best practices.
    • Strong leadership and team management abilities.
    • Excellent problem-solving skills and the ability to develop effective solutions.
    • Strong organizational and multitasking skills with a results-driven mindset.
    • Ability to maintain effective relationships with customers, employees, trade partners, and regulatory agencies.
