Job Description

CHARACTERISTIC DUTIES AND RESPONSIBILITIES:

  1. Oversees all aspects of property maintenance for the property under the direction of the Community Manager.
  2. Supervises and assigns the work of maintenance employees
  3. Inspects work for completeness
  4. Assigns personnel to complete work orders at each site and spot checks work for high level of resolution and positive customer satisfaction
  5. Assigns personnel to complete make ready of vacant homes and ensures completion of homes to a high quality, rent ready state that is in move in condition –inspecting the same to ensure high standards are maintained
  6. Determines material, equipment, and supplies to be used and places appropriate orders for the same
  7. Keeps inventory and parts on hand for proper job performance
  8. Transfers equipment and personnel from one project to another as necessary
  9. Properly tracks and codes all maintenance related purchases within budgetary restraints
  10. Keeps time cards and other routine records
  11. Coordinates, installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems in 5 locations
  12. Coordinates or inspects, operates and maintains the heating and ventilation systems
  13. Coordinates special projects which may include renovations, snow removal, crisis management, new construction and any other projects as deemed necessary by the Regional Manager.
  14. Coordinates and inspects major contract work on the electrical, plumbing, mechanical and flooring orders
  15. Possession of a current and valid motor vehicle operator's license

SUPERVISION RECEIVED: Tasks so highly routine may simply require standardized instructions without continuous direct supervisory observation.

SUPERVISION EXERCISED: assigns trains and inspects the work of other maintenance employees ensuring a high standard of work ethic is maintained

JOB SPECIFICATIONS:

Knowledge and Abilities:

  • Ability to meet and deal tactfully and courteously with fellow employees, vendors and contractors
  • Ability to install, inspects, repair, and maintain the electrical, plumbing and other related systems
  • Ability to perform various clean-up and maintenance tasks as needed.
  • Ability to update inventories and place necessary orders for tools, appliances, equipment and other supplies as needed.
  • Ability to inspect, operate and maintain the heating, and ventilation system
  • Skilled in maintaining and repairing security hardware
  • Ability to understand complex written and oral instructions
  • Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties

Minimum Education, Training, and Experience Requirements: High School or Eighteen months of education and training beyond high school level in general maintenance and repair, or a closely related area.
