Project Controller – Commercial General Contractor, Senior Living
DMK is seeking a detail-oriented and proactive Project Controller to join our growing team. This role is critical in supporting the project team as the custodian of vendor contract data, budget management, cost accounting, and administrative compliance. Along with fundamentals of project billing and contract administration, this role requires continuous monitoring and control of all project cost/administrative variables to ensure timely and accurate information is available to the team at all times.
The ideal candidate must possess the ability to recognize and prioritize tasks to be completed without direction. They will contribute to ensuring the project team performs as a TEAM by finding opportunities, identifying problems, contributing to solutions, and staying focused on the successful completion of each project. This is a highly interactive role that dictates a great deal guidance and follow up with others to maintain various cycles of activity.

Qualifications
- Construction industry experience is preferred
- Strong organizational and multitasking abilities
- Excellent attention to detail and accuracy
- Ability to prioritize tasks and work independently
- Effective communication and follow-up skills
- Strong problem-solving and analytical abilities
- Proficiency in Microsoft Office and ERP/accounting systems
Project Billing
- Coordinate the receipt, review, and processing of subcontractor pay applications, purchase order invoices, and back charges
- Research and reconcile invoices that are inconsistent with project budgets
- Collect and maintain vendor compliance documentation per projects and billing cycles
- Partner with vendors and Project Managers to investigate and resolve billing discrepancies
- Support accounts payable administration and reporting processes
- Assist with weekly funding processes for subcontractors and vendors
- Set up vendors, contract terms, and related data within ERP systems
- Enter subcontracts and purchase orders accurately into ERP software
- Maintain organized electronic project files and contract documentation
- Prepare and distribute subcontract and purchase order documents to vendors
- Coordinate contract execution and delivery of supporting documents including billing instructions and Notices to Proceed
- Process budget adjustments, change orders, PO revisions, credits, and charge backs
- Maintain and update project contract checklists and administrative tracking logs
- Track project deliverables, follow-ups, and progress updates
- Maintain T&M trackers, allowance logs, and back charge logs for assigned projects
- Support project closeout activities and final payment documentation
- Assist with project reporting and cost accounting analysis
