Schedule: This role is based in the San Francisco Bay Area and works in office 3 days per week.
Target Pay: $107,640 - $119,600 annual + discretionary bonus
Role Overview: Supporting a growing portfolio of 56 communities representing more than 21,000 apartment homes, the Associate Manager, Community Marketing partners closely with property operations, leadership, and cross-functional stakeholders to align marketing efforts with company revenue objectives. As Associate Manager, Community Marketing at Prime, you will own the execution of community marketing strategy across one of our regional portfolios - driving occupancy, optimizing pricing, and delivering measurable leasing results for 9,779 units. You will develop region-specific strategies in partnership with departmental leadership rooted in portfolio-wide principles, partnering closely with onsite teams, regional managers, and asset management to align every marketing decision with leasing goals and resident outcomes. You'll operate within an in-house digital marketing team that owns analytics, CRM (Knock), ILS optimization, and paid digital, meaning hands-on ownership, not agency direction. Success in this role requires a highly organized and detail-oriented marketing professional who brings a data-driven approach to evaluating performance and improving portfolio results.

Key Responsibilities:
- Own community marketing strategy and execution for one of Prime’s regions, developing community-specific and region-specific strategies rooted in portfolio-wide principles set by the VP and Director
- Analyze leasing trends, conversion data, unit availability, and market conditions to develop strategies that improve occupancy, grow rents, and meet or exceed budget targets
- Conduct in-depth pricing analysis including floor plan and unit-level evaluation, comp analysis, and market benchmarking; contribute to weekly pricing for 550+ floor plans across the portfolio
- Identify pricing outliers and underperforming communities; develop and execute tactical plans to address occupancy and revenue gaps
- Own ILS strategy and optimization for the SoCal region, monthly portfolio analysis, identification of underperformers, and execution of optimization tactics; support portfolio-wide ILS and digital tasks as needed
- Manage Google Ads and paid digital ad spend for assigned communities
- Conduct regular audits of web copy, Google Business Profiles, amenity descriptions (property, floor plan, and unit level), and ILS listings to ensure accuracy, brand alignment, and performance
- Submit creative requests to the Director and VP of Marketing for community-level assets; execute light edits within existing design templates for time-sensitive updates
- Manage regional vendor relationships for operations capital needs including signage, wayfinding, and community amenity vendors; support budget-efficient vendor selection and execution
- Conduct regular site visits throughout the Southern California region to assess community presentation, signage, and marketing execution
- Partner closely with onsite teams, regional managers, and asset management to align marketing with leasing goals, retention strategies, and asset-level priorities; provide ad hoc portfolio-wide marketing support as directed
- 3 - 5 years of marketing experience with a strong analytical component; property management or real estate experience strongly preferred
- Demonstrated experience with ILS platforms (Apartments.com, Zillow, or equivalent) and Google Ads campaign management
- Strong analytical skills with demonstrated experience in pricing analysis, competitive research, and data-driven decision-making
- Excellent written and verbal communication skills; ability to build effective partnerships across all levels of the organization
- Willingness and ability to conduct regular site visits throughout the Southern California region

- Demonstrated experience with CRM tools
Preferred
- Demonstrated experience using Knock or equivalent
- Ability to execute light creative edits within existing design templates; Adobe Creative Suite or Canva experience a plus
- Experience supporting marketing strategy/execution for a large multi-community portfolio
