About the Role

The Business Manager owns Miro. Operations, financial performance, resident experience, team leadership, and the ownership relationship all run through this seat. You set the standard, you build the team that holds it, and you are the person ownership talks to.

You will not do this alone. SAIL's centralized maintenance, marketing, compliance, and accounting teams are behind you, and you will have on-site support to build and lead. What we need from you is ownership of the outcome and the judgment to make calls in real time.

Key Responsibilities

  • OWNERSHIP RELATIONSHIP: Serve as the primary point of contact for ownership. Prepare and present performance reporting on a monthly cadence. Bring problems forward early with a recommendation attached. Answer hard questions with data rather than reassurance.
  • FINANCIAL PERFORMANCE: Own occupancy, revenue, delinquency, and operating expense performance. Lead the annual budget. Review monthly financials and variance, and lead corrective action when something is off track.
  • OPERATIONS AND READINESS: Own unit turns, vacant-unit readiness, inspections, life-safety tasks, curb appeal, and capital execution. Keep the community show-ready and the operation tight when the day gets busy.
  • LEASING AND REVENUE: Drive occupancy and speed-to-lead. Partner with marketing and revenue management on pricing, concessions, and campaigns. Own the renewal and retention strategy.
  • RESIDENT EXPERIENCE: Deliver Legendary Service and hold the team to it. De-escalate with composure, resolve concerns promptly, own reputation management, and respond to reviews in a brand-aligned way.
  • TEAM LEADERSHIP: Hire, coach, and develop the on-site team. Set clear expectations, give direct feedback, and hold people accountable to SAIL's Core Values. Build a bench.
  • COMPLIANCE AND RISK: Maintain Fair Housing, ADA, and FCRA compliance. Keep licenses, permits, and required postings current. Escalate legal, safety, and reputational risk early.

What Success Looks Like in Your First Year

  • Ownership gets accurate answers fast, and hears about problems from you first
  • Occupancy, delinquency, and expense performance at or better than budget
  • Vacant units turned and ready within SAIL standard, consistently
  • A fully staffed, well-trained on-site team with clear expectations and low turnover
  • Resident reviews and retention trending up
  • No surprises. Nothing reaches ownership or SAIL leadership that you had not already flagged

Required Qualifications

  • Three or more years managing a market-rate multifamily community, with full accountability for performance
  • Demonstrated financial acumen, including budgeting, variance analysis, and expense control
  • Experience reporting directly to ownership or an asset manager
  • A track record of leading and developing an on-site team
  • Working knowledge of Fair Housing, ADA, and FCRA
  • Proficiency with a property management system. Yardi experience preferred

Preferred Qualifications

  • Experience with a challenging asset, a turnaround, a lease-up, or a management transition
  • Urban infill or mid-rise experience
  • CAM, ARM, CPM, or similar certification
  • Familiarity with running on EOS

Schedule and Working Conditions

  • Location: Miro Apartments, Minneapolis
  • Schedule: Full-time, typically Monday through Friday, on-site
  • Availability: Evening and weekend availability as the community requires, including emergencies
  • Reports to: Regional Property Manager
  • Essential functions: Walking the community interior and exterior, navigating stairs, and occasional lifting up to 25 pounds, with or without reasonable accommodation
  • Contingency: Offer contingent on successful background check and reference verification
