Job Summary
We are seeking a dedicated and experienced Field Supervisor to oversee our operations and ensure the efficient management of maintenance activities within our facilities. The ideal candidate will possess strong leadership skills, mechanical knowledge, and a solid background in industrial maintenance. This role involves supervising a team of technicians, managing projects, and ensuring compliance with safety standards while maintaining high-quality service delivery.

Key Responsibilities:

Supervision and Leadership

  • Directing and overseeing the work of maintenance staff, including scheduling and approving staff’s vacation and sick time, reports time and use of leave, and task assignments.
  • Supervise maintenance staff performing maintenance tasks, which covers a broad spectrum of work from lawn care to technical HVAC, plumbing, and electrical assignments.
  • Ability to keep staff morale high.
  • Develop employees’ Performance Enhancement Program (PEP) plans and conduct performance evaluations in the established time frame.
  • Assists Director of Maintenance with hiring personnel.
  • Providing guidance, training in relevant maintenance procedures, and support to team members.
  • Supervises, directs, trains, and monitors a maintenance crew in all areas.
  • Knows and enforces the policies and procedures of Brothers Property Management (BPM) and ensures that employees understand personnel policies and procedures.
  • Performs move in and move out inspections.
  • Handles after hours and emergency calls as needed.
  • Supports professional activities of BPM.
  • The ability to use a variety of materials and tools necessary to perform maintenance technician work as needed.
  • Able to work in any pest control concern units with bedbugs, roaches, etc.
  • Resolves tenant-related problems which include but are not limited to assisting with evictions and reports infractions of the lease to the Community Manager.
  • Must participate in evictions and trash outs in units and property.
  • Assumes Director of Maintenance responsibilities when Director of Maintenance is on leave.
  • Responsible for security of vacant units in the assigned property.
  • Ability to give oral and written instructions and to fill out a variety of work-related forms.
  • Ability to communicate and work effectively with people of diverse backgrounds.
  • Communication

  • Ability to express facts and ideas in writing in a succinct and organized manner that is appropriate for context, time, and place.

  • Reporting and Documentation

  • Develop an annual work plan for maintenance; recommend staffing level to implement plan, coordinates plan with Maintenance Director.
  • Maintains work order files by development and unit number.

  • Knowledge

  • Knowledge of BPM Procurement policies. Work with Procurement Staff to ensure accomplishment of the agency’s goals through effective procurement of materials and supplies and comply with procurement policies.
  • Ensure property visit throughout the portfolio for property updates.
  • Keep the Director of Maintenance informed of all current and anticipated issues.
  • Recommends policy, procedure, and organizational changes as necessary.
  • Meet with Director of Maintenance daily to establish vacancy priority list and review progress and anticipated completion dates.
  • Knowledge of boiler and forced air heating/cooling systems as well as plumbing systems, electrical systems, exterior and interior carpentry, floor coverings, drywall, plaster, and stucco methods, interior and exterior pain, roofing, fencing, window glazing, concrete, kitchen appliances repairs, HDCP requirement, fire protection systems, and security systems.
  • Knowledge of Lead Based Paint (LBP) (Asbestos) (BB).
  • Must have knowledge of residential and commercial building maintenance techniques, methods, and applications.
  • Comptencies:

  • Ability to communicate effectively, both in writing and orally.
  • Ability to establish and maintain effective working relationships with vendors and employees at all levels throughout the organization.
  • Must be able to follow directions, provide excellent customer service, display respect and professionalism always.
  • Must be able to work independently or as part of a team when required.
  • Attention to detail and sound judgement.
  • Physical: The ability to lift up to 75 pounds, walk up and down stairs, stand, sit, lay for extended periods of time.
  • Equipment: Must be able to handle general office equipment (fax, computer, copier) and mobile phone.
  • Strong background in public housing maintenance requirements and standards.
  • Budget Management:

  • Prepares, monitors and oversees an annual budget to accommodate the work plan. Makes budget revisions as needed to accommodate work plan.
  • Ability to estimate the cost of materials, labor, and equipment.
  • Ability to keep production high and cost effectiveness in place.
  • Safety and Compliance:

  • Responsible for Department of Housing and Urban Development (HUD) Physical Inspection follow up maintenance and working knowledge of Public Housing Assessment System (PHAS) scoring system.
  • Develops and implements preventive maintenance and inspection programs and develop goals for area and ensure staff understand goals.
  • Provides vehicle safety inspection and vehicle condition reports as well as vehicle repair request forms to the appropriate department.
  • Responsible for property building safety and communication with Director of Maintenance.
  • Performs and implements semi-annual Safety Training for all maintenance teams and keeps logs of training.
  • Strong knowledge of building, health, safety, and fire codes.

  • Resource Management:

  • Controls and maintains inventory of stock and non-stock items assigned to Supervisors including ranges, refrigerators, vehicles, tools, etc.
  • Conduct semi-annual inventory.
  • Maintains keyboard, key core log, staff key log (assigned master keys), appliance and barcode log, vehicle maintenance log, vehicle keyboard and facilities log which include but is not limited to extraordinary maintenance, trees, concrete, heating systems, water heaters, roofs, windows and carpet.
  • Controls and maintains p-card transactions and recording requirements.
  • Assures all building certificates are up to date.
  • Computer Skills:

  • Must have working knowledge of BPM computer system, Word, and Excel programs. This includes but is not limited to work order processing, email, inventory control to perform at an efficient and effective level.
  • Responsible for video equipment, unit video tapes and the security of this equipment and resident privacy at sites where this equipment is used.
  • Ability to operate laptop computer/cell phones for preventive maintenance (PM) inspections and process information on completion.

  • Required Qualifications:

  • Under minimum qualifications:
  • High school diploma or equivalent
  • Minimum 2-4 years Maintenance Supervisory experience.
  • Must be able to do Basic Math.
  • Must hold a valid Driver’s license with a good driving record, car insurance, and reliable transportation.
  • Physical Demands:

  • Eye/Hand/Foot Coordination: Performing work through using two or more. Handling: Seizing, holding, grasping or otherwise working with hand(s).
  • Hearing: Perceiving the nature of sounds by the ear.
  • Talking: Expressing or exchanging ideas by means of spoken words. Standing: Remaining on one’s feet in an upright position.

  • Lifting: Raising or lowering an object up to 75 pounds.

  • Vision Requirements:

  • Far Acuity: Ability to see clearly at 20 feet or more. Near Acuity: Ability to see clearly at 20 inches or less.
  • Depth Perception: ability to judge distance and space relationships. Field of Vision: ability to see peripherally.
  • Color Vision: ability to distinguish and identify different colors.

  • Working Conditions:

  • Office environment as well as field environment. Exposure to inclement weather and unsanitary conditions. Stress due to volume, emergencies, and time schedules. Requires mobility to perform quality control inspections. Exposure to mechanical hazards and possible exposure to noxious fumes, paints, and solvents. Exposure to dusty, dirty, and noisy conditions.
