Job Description

MAINTENANCE TECHNICIAN
Property Prep LLC | Downtown Milwaukee | Full-Time, On-Site
$25-$35/hour depending on skill and experience | Multiple tiers available

Property Prep LLC is an established maintenance provider serving the residential and commercial sectors across the Milwaukee metro area. We handle everything from single-family homes to commercial properties up to 250,000 square feet. We have two immediate openings for skilled maintenance technicians.

These are hands-on roles for capable tradespeople who can walk into a property, diagnose what's wrong, and fix it right the first time. We hire across multiple skill tiers, so whether you're a strong generalist or a seasoned senior tech, there's a place for you and pay to match.

THE WORK

The list below covers the range of tasks you'll encounter on the job. You don't need to be an expert in every single item, but you should be strong across most of these and confident learning the rest.

Plumbing
- Change a faucet, vanity, or toilet
- Repair a toilet, faucet, or Sloan valve
- Cap a plumbing line using a SharkBite or by sweating a cap
- Pressure-test lines, find leaks, and repair them
- Clear and clean drains
- Use a gas detector to locate a leak

Electrical
- Swap out a fixture, light switch, or outlet
- Change a ballast (training provided if needed)
- Replace bulbs with the correct replacement

HVAC
- Change furnace filters, installed in the correct airflow direction
- Replace a thermostat, install a new fuse, and troubleshoot basic issues
- Bleed radiators

Painting and Drywall
- Patch a hole in drywall or plaster
- Paint a room in a clean, workman-like manner

Carpentry
- Handle general repairs
- Install hand railings
- Install an entry, interior, or screen door in a workman-like manner

General
- Install or replace a doorknob and deadbolt in both residential and commercial settings
- Repair a window or replace a pane of glass
- Run a clean bead of caulk

WHAT WE EXPECT

Above all, we're in the customer service business. Every technician represents Property Prep, and we expect that to show. You should carry yourself in a client's home or building the same way you'd want a tradesperson to behave in your own.

- Minimum five years of hands-on maintenance experience
- Able to pass a drug test
- Clean driving record, clean enough for our insurer to approve you to drive a company vehicle
- Wear a clean uniform and present professionally on every job
- Own your own hand tools
- Own a smartphone and know how to use it (we run jobs and schedules digitally)

SCHEDULE

This is a full-time, on-site role based out of our Downtown Milwaukee office. A typical schedule is roughly 8 to 5, Monday through Friday. Nights and weekends are not a regular expectation.

The one exception is the summer apartment-turnover push. There are six dates each year that demand all hands: May 31, June 1, June 30, July 1, July 31, and August 1. If one of those falls on a weekend and you work it, you take a comp day during the week.

WHAT WE PROVIDE

- A new work van assigned to you, plus all major tools
- Health coverage with 90% of the employee premium paid and 50% for dependents (spouse coverage available unsubsidized)
- One week of PTO to start
- Employee referral bonus (paid when a referred hire stays past six months)
- Steady work with an established, growing company
