Job Description Summary
Enterprise Housing Credit Investments is seeking a Manager to join its Disposition team. The Disposition Manager will oversee a portfolio of low-income housing tax credit (LIHTC) investments that have reached the end of their investment lifecycle. This role is responsible for executing dispositions on behalf of investors, ensuring outcomes that align with agreement terms, assess expected investor returns, and assess tax implications of divestment. The Manager will also evaluate the long-term viability, quality, and affordability of the underlying housing assets, with a focus on preserving benefits for tenants and the broader community. The ideal candidate is comfortable with valuation methodologies, accounting principles, analysis of complex business agreements, and transaction negotiation.Job Description
Responsibilities
- Take lead responsibility for completing dispositions of an assigned portfolio of LIHTC investments, including but not limited to the following tasks:
- Review and interpret partnership agreements for disposition terms and consent requirements;
- Develop disposition strategies and effectively negotiate deal terms with general partners and investors consistent in alignment with established disposition policies;
- Prepare internal real estate and partnership valuation models, and tax assessments;
- Review appraisals of real estate, appraisals of partnership interests, and capital needs assessments on an as-needed basis;
- Draft correspondence with investors on disposition plans and obtain consent from investors on an as-needed basis;
- Coordinate with in-house legal counsel, Investor Relations, Asset Management, and accounting team members;
- Close final transactions;
- Negotiate unique dispositions, including those that take place as part of a workout of a troubled deal, or based on a partner request to have the investor exit early;
- Maintain accuracy of system data and reporting; and meet all deadlines;
- Interact with Enterprise staff to provide accurate and timely information;
- Maintain relationships with development partners;
- Assist with training and presentations.
Qualifications and Skills
- 3 - 5+ years’ experience with real estate, asset management, housing programs, finance, accounting, law, and/or property management.
- A Bachelor’s degree or equivalent is desired, preferably in real estate, finance, business, accounting, or related field.
- Strong financial, analytical, organizational, and quantitative skills.
- Strong understanding of real estate economics and valuation concepts
- Ability to manage shifting priorities and multiple transactions in a deadline-driven environment.
- High level of professionalism, sound judgment, and ethical decision-making.
- Strong written and verbal communication skills with the ability to clearly convey complex financials and transactional concepts.
- Knowledge of LIHTC and Salesforce preferred.
- Certification in real estate appraisal a plus.

Enterprise offers a comprehensive total rewards package for you and your family. The pay range for this position is $85,000-$100,000. The salary range represents the low and high end of what may be paid for this position. It is not typical for an individual to be hired at or near the top of the pay range, and compensation decisions may be influenced by a variety of factors, including skills, qualifications, experience, and location.
