Office Details: The Property Operations Analyst will be expected to office out of the Park La Brea office 5 days a week 9:00 am to 6:00 pm

Target Pay: $91,480 per year + annual discretionary bonus

Role Overview: As Property Operations Analyst, you help leaders at Park La Brea (PLB) understand operational results, spot variances, and act on key property operations priorities - including revenue, occupancy, delinquency, work orders, purchase orders, controllable expenses, and other above-the-line operating metrics.

Reporting to the VP, Property Management, you own the variance analysis for property operations: identifying where results differ from expectations, following up on the drivers, and explaining what is behind them across operating metrics. You partner closely with Property Management, Property Accounting, Asset Management, and Centralized Services to interpret reported results, pinpoint operational drivers, and ensure timely follow-up on items that affect property performance.

In short, you serve as the operations-focused partner who turns property activity and reported results into clear variance explanations, practical follow-up, and actionable insight for operational leaders.

Key Responsibilities:

Financial Reporting & Variance Analysis

  • Own property operations KPI variance reporting for your assigned property, covering revenue, occupancy, delinquency, work orders, purchase orders, controllable expenses, and other above-the-line operating metrics, including clear, actionable commentary on actual results versus budget, forecast, prior period, and operating expectations.
  • Analyze above-the-line operating results, identify variances and trends, and explain the drivers to the VP, Property Management and the operations management team, keeping variance explanations clear, timely, and actionable for leadership review.
  • Partner with Property Accounting to understand reported results and distinguish accounting close items from operational performance drivers.
  • Research material variances by working with operations leaders, property team members, Property Accounting, and Centralized Services to identify root causes and required follow-up.
  • Support monthly operating reviews by preparing variance schedules, trend summaries, and follow-up items for property operations.
  • Track operational and capital project spend against budget, and flag risks or overruns early.
  • Prepare and support property budgets and periodic forecasts, gathering operating assumptions, validating inputs, and tying variance explanations back to current and expected property performance.
  • Provide ad hoc analysis and decision support that translates property operations activity and reported results into practical recommendations.

Resident Ledger, Pre-Bill & Utility Billing

  • Own the accuracy of pre-bill each cycle, reviewing recurring resident charges so they post correctly and on time.
  • Own the accuracy of utility billing, validating charges with property operations and the third-party utility provider before they reach residents.
  • Support the accuracy and integrity of resident ledger charges, partnering with property management, accounting, and Centralized Services to research and resolve discrepancies.

Delinquency & Collections

  • Support delinquency tracking and resident communications, providing the reporting the operations team needs to act on past-due balances.
  • Contribute to Final Account Statements (FAS), helping ensure move-out ledgers reconcile accurately.
  • Partner on the Centralized Services collections handoff, preparing and validating delinquent and final-balance accounts routed to collections.

Data Integrity & Partnership

  • Ensure the accuracy, completeness, and integrity of financial and operational data.
  • Partner with Property Accounting and Centralized Services to reconcile results and align on reporting standards.
  • Manage confidential financial information with discretion and integrity, adhering to company policies and internal controls.
Requirements:

Required

• 2+ years of experience in property operations, financial analysis, resident accounting support, property management, or a related field.

• Advanced Microsoft Excel skills (modeling, pivot tables, lookups) and strong overall MS Office proficiency.

• Strong analytical and critical thinking skills with high attention to detail.

• Effective communication skills (oral, listening, and written) and the ability to present operational and financial information clearly to finance and non-finance partners.

• Ability to prioritize, multitask, and meet recurring reporting deadlines, with discretion and integrity in handling confidential financial information.

• Valid driver’s license for the purpose of operating a community or company vehicle.

• Authorized to work in the United States.

Preferred

• BS/BA degree in Finance, Accounting, Economics, or a related field, or equivalent relevant experience.

• Experience with property management / accounting software (e.g., RealPage, Yardi).

• Multifamily real estate or property operations experience.

• Experience building dashboards or automating recurring reporting.

• Experience with resident accounting, billing, or collections (accounts receivable) in a multifamily or property-operations setting.
