This role will be located at one of Discovery Land Company’s locations: Moncayo Golf and Ocean Club, set in Fajardo, Puerto Rico.

Moncayo Golf & Ocean Club is seeking a Director of Construction - Amenities to join the Construction & Development Department.

The purpose of the Director of Construction - Amenities is to manage multiple amenity projects to ensure each project meets the standards of Discovery Land Co., the project development entity, and owner expectations by providing superior oversight in budget, schedule, and quality adherence from the beginning of a project through completion. In this role, you will be part of creating the Discovery Land Company experience for our members and fellow employees.

Key Responsibilities

  • Oversees project management of current and new construction with limited guidance.
  • Work with builders’/project leadership to establish production goals, develop budget and cost controls, and generate data to help aid decision making with products specified (types, quantities, specifications, and delivery dates).
  • Collaborates with cross-functional teams and other key-stakeholders to gather input and communicates feedback to architects/designers/contractors as needed.
  • Manages, monitors, and communicates project schedules, budget guidelines, progress, and costs to ensure projects are completed on time and to established expectations.
  • Provides support with permitting, ensuring proper approvals have been received prior to initiating possession or construction when needed.
  • Oversees contractor and vendor performance during construction, visiting site regularly to perform due diligence and monitor quality of work.
  • Oversees bidding process and contract negotiations. Ensures company's contract policies are followed.
  • Oversees procurement to ensure purchases meet specifications and are completed on time and on budget.
  • Works with other departments to improve processes in all areas of responsibility.
  • Empowered to guarantee total member satisfaction, display hospitality and professionalism to our members at all times, take pride in representing Discovery Builders and the project professionally with our members and guests to ensure that all business needs are handled in a legal and ethical manner.
  • Understand and apply all property safety and security procedures to maintain a secure and safe environment for employees and members at all times. In the event of an accident or emergency, seek medical attention if necessary and contact club or construction leadership and/or Human Resources immediately.
  • Directly or indirectly supervises employees and/or supervisors; carries out supervisory responsibilities in accordance with the Discovery Land Co policies, Moncayo’s policies, procedures and applicable municipal and state/federal laws.
  • Interviewing, hiring, and training new employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Maintain a favorable working relationship with all company employees to foster and promote a positive working environment.
  • Collaborate with design team to ensure all projects meet design expectations, budgets, and specifications.
  • Review the project in-depth to schedule deliverables and estimated costs.
  • Coordinate with supervisory personnel and subcontractors in planning and execution work procedures, interpreting specifications, and sequencing work to avoid schedule delays.
  • Review and ensure that all parties meet the contract requirements established in each contract.
  • Contribute to a positive work environment and ensure teamwork within project organization, utilizing the resources needed to drive quality and value to our clients.
  • Represents Discovery Land Co and the Club through professionalism, consideration, and discretion in all interactions.
  • Perform all duties and responsibilities in a timely and efficient manner in accordance with established Discovery Land Co policies, procedures, and standards of service to achieve the overall objectives of this position.
  • Communicate regularly and effectively with all employees, supervisors, managers, directors, and project leadership.
  • Establish collaborative and trusted relationships with teams and leaders.
  • Focus on the development of people ensuring alignment with our Discovery Land Co framework and strategic goals.
  • Develop and facilitate training programs in varying formats, such as, classroom training, on-the-job training, blended learning, eLearning, and training workshops for the region.
  • Identify learning needs for managers, leaders, and teams and propose appropriate learning solutions.
  • Provide expertise, feedback, and support for team.
  • Partner effectively with external vendors as needed to deliver core management, leadership and coaching programs.
  • Flexibility and ability to pivot to new projects and a desire to work in a fast-paced environment.

Qualifications

  • Bachelor's Degree in related field required; advanced degree preferred.
  • Construction Management certification or equivalent preferred.
  • Minimum five (5) to ten (10) years work experience in related field, preferably in luxury residential and / or commercial construction.
  • Extensive Construction administration experience.
  • Minimum five (5) to ten (10) years of direct work experience in a project management capacity, including all aspects of process development and execution.
  • Experience with commercial and residential construction practices, sequences, schedules, methods, products, etc.
  • Demonstrated experience in personnel management, coaching, and leading teams.
  • Strong communication and relationship building-skills to effectively support and connect with diverse team members and contractors.
  • Ability to listen and respond to specific requests as directed by stakeholders
  • Ability to understand project and company financials.
  • Experience at working both independently and in a team-oriented, collaborative environment.
  • Can conform to shifting priorities, demands and timelines through analytical, and problem-solving capabilities.
  • Ability to communicate effectively and professionally on multiple levels in written and verbal form.
  • Reacts to project adjustments and alterations promptly and efficiently.
  • Able to meet demanding deadlines.
  • Able to accurately read architectural plans.
  • Skilled at coordinating, monitoring, motivating, and tracking the various project subcontractors, workers, materials, inspectors, and vendors.
  • Ability to work well in a team environment with tradesmen, subcontractors, inspectors, owners, architects, and engineers.
  • Competency with Microsoft Office Suite: Excel, Word, Smartsheet, Project and, Visio.
  • Practical and applicable experience in a construction field using Procore preferred.

  • Must be able to work flexible work hours/schedule including evenings, weekends, and holidays. Long hours may be required due to business demands.
  • Ability to work in a team environment.
  • Ability to stay calm and focused during the busiest of times.
  • Ability to read, write, speak, and understand English; additional languages preferred.
  • Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
