OKO Group is an international real estate development firm established by Chairman and CEO, Vlad Doronin. The company focuses primarily on luxury residential and high-end commercial projects and is currently developing properties in New York and Florida.

Summary:

The Assistant Project Manager supports the successful execution of real estate and commercial development projects from inception to completion. Working closely with senior management and project teams, the Assistant Project Manager coordinates project activities, monitors progress, and ensures adherence to schedules, budgets, and quality standards. Key responsibilities include project planning, coordination of resources, contract management, budget control, quality assurance, risk management, and stakeholder communication. The role requires strong organizational, communication, and problem-solving skills to facilitate efficient project delivery and client satisfaction.

Essential Duties / Responsibilities:

Project Planning and Coordination:

  • Assist in developing project scopes, schedules, and budgets.
  • Coordinate project resources, including subcontractors, architects, engineers, and other stakeholders.
  • Monitor project progress and ensure adherence to timelines and milestones.

Contract Management:

  • Assist in procurement and management of contracts.
  • Review and negotiate contract terms and conditions.
  • Ensure compliance with contractual obligations and regulatory requirements.

Budget and Cost Control:

  • Track project expenses against budget allocations.
  • Identify cost-saving opportunities and implement cost-control measures.
  • Prepare financial reports and forecasts for senior management review.

Quality Assurance and Compliance:

  • Conduct quality inspections and ensure adherence to project specifications.
  • Monitor compliance with building codes, zoning laws, and other regulatory standards.
  • Address any issues or discrepancies promptly and effectively.

Risk Management:

  • Identify potential risks and develop mitigation strategies.
  • Monitor and report on project risks throughout the project lifecycle.
  • Implement corrective actions to minimize project disruptions.

Communication and Stakeholder Management:

  • Facilitate effective communication between project teams, stakeholders, and clients.
  • Prepare and present project status reports and updates.
  • Address stakeholder inquiries and concerns in a timely manner.

Knowledge / Skills / Abilities (KSA’s):

Knowledge:

  • Project Management: Understanding of project management principles, methodologies, and best practices related to real estate and commercial development projects.
  • Construction Processes: Familiarity with construction techniques, materials, and methods commonly used in commercial and real estate projects.
  • Building Codes and Regulations: Knowledge of local, state, and federal building codes, zoning laws, and regulatory requirements relevant to construction and development projects.
  • Contract Management: Understanding of contract administration, including procurement processes, contract negotiation, and management of subcontractors and vendors.
  • Budgeting and Cost Control: Ability to develop project budgets, track expenses, and implement cost-saving measures while ensuring financial accountability.
  • Risk Management: Skills in identifying potential risks, assessing their impact, and developing mitigation strategies to minimize project disruptions and liabilities.
  • Quality Assurance: Knowledge of quality management principles and practices to ensure compliance with project specifications, standards, and client expectations.
  • Sustainable Practices: Awareness of sustainable building practices, green certifications (e.g., LEED), and environmental considerations in construction and development projects.

Skills:

  • Communication: Strong verbal and written communication skills to effectively convey project goals, updates, and requirements to stakeholders, team members, and clients.
  • Problem-Solving: Ability to analyze complex issues, identify root causes, and implement practical solutions to overcome challenges during project execution.
  • Team Collaboration: Skills in fostering teamwork, coordinating project activities, and building positive working relationships with diverse stakeholders and project teams.
  • Time Management: Effective prioritization and time management skills to meet project deadlines, manage multiple tasks concurrently, and maintain project schedules.
  • Technical Proficiency: Proficiency in project management software tools (e.g., MS Project, Primavera) and familiarity with computer-aided design (CAD) software for reviewing project plans and documents.
  • Negotiation: Ability to negotiate terms, resolve conflicts, and facilitate agreements with contractors, suppliers, and other project stakeholders.

  • Leadership: Capability to lead project teams, delegate tasks, provide guidance, and motivate team members to achieve project objectives and deliverables.

Minimum Qualifications:

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related field.
  • 5 years of experience in real estate development, commercial construction, or project management.
  • Proficiency in project management software and tools (e.g., MS Project, Primavera).
  • Strong understanding of construction processes, building codes, and regulatory requirements.
  • Excellent teamwork, leadership, and decision-making abilities.
  • Ability to manage multiple priorities in a fast-paced environment.

Physical Demands and Work Environment:

  • Continually required to sit for extended periods
  • The noise level is moderate to high.

Ability to commute/relocate:

  • Miami, FL 33137: Reliably commute or planning to relocate before starting work (Required)
