JOB TITLE: RENTING ASSOCIATE
LOCATION: Parkchester
DEPARTMENT/DIVISION: Leasing and Marketing
FLSA STATUS: Non-Exempt
SUMMARY/OBJECTIVE
The Renting Associate reports directly to the Director of Leasing and Marketing. The primary responsibility of the Renting Associate is to screen new rental applicants for PPM's vacant FMR apartments. The duties of the position include, but are not limited to:
RESPONSIBILITIES
- Maintaining a thorough understanding and knowledge of PPM's Tenant Screening Policy and all applicable Federal, State, and City Fair Housing regulations.
- Maintaining a good working knowledge of the Parkchester Community and its many and varied amenities.
- Disseminating accurate and knowledgeable information concerning the Parkchester community.
- Copying, preparing and transmitting documents on an as needed basis.
- Assessing applicants annual household income and employment history to see if applicant meets preliminary eligibility criteria
- Advising applicants when their eligibility might be questionable because of income, housing, employment and/or credit history information they've provided, prior to their paying a processing fee which is nonrefundable.
- At the time of scheduling appointment explaining company's processing procedures and reassuring applicants how quickly determination will be made once a file is deemed to be complete.
- Honoring confidentiality of all applicant information.
- When and as requested by the Assistant Director of Leasing and Marketing contacting respective applicants to follow-up on outstanding or additional information needed to complete application.
- Contacting applicants to reschedule office interview appointments previously missed.
- Conducting lease signing sessions on an as needed basis and Clerical duties.
- On an as needed basis performing special assignments or projects.
- Meeting with tenants to process the release of their apartments when they wish to vacate
- Closing out active tenant files for vacating tenants once the Director of Field Operations has returned the respective apartment keys, confirming that the units are in fact empty of all occupants, and transmitting the files to the Leasing and Data Materials Specialist for “Former Tenant” processing.
- On an as needed basis, meeting with tenants to discuss questions or issues concerning lease renewals, vacate procedures, assisting tenants with adding new occupant(s) to key card.
- Performs additional assignments as required by the operation.
QUALIFICATIONS
- Ability to manage multiple projects, prioritize and meet deadlines in a fast-paced environment
- Excellent interpersonal and communication skills, with demonstrated ability to speak and write clearly
- Excellent organization, time management, and follow-up skills
- Acute attention to detail
- Highly proficient with MS Suite
- Demonstrated ability to be self-directed and take initiative
- Demonstrated ability to maintain professionalism and confidentiality
Salary commensurate with experience
