Licensed Onsite Community Association Manager

Position Overview

Premier Association Management is seeking an experienced and highly motivated Licensed Onsite Community Association Manager (CAM) to oversee the day-to-day operations of a community association. This is a hands-on onsite management position for a professional who understands the importance of maintaining strong relationships with residents, Board members, vendors, and community partners.

The ideal candidate will have 3–5 years of community association management experience, hold an active Florida CAM license, and be comfortable taking ownership of the property's daily operations. This individual should be organized, responsive, professional, and capable of balancing resident needs with Board expectations, association policies, and company procedures.

This is a full-time, onsite position requiring 40+ hours per week, with the flexibility and commitment necessary to effectively manage the needs of the community.

Key Responsibilities

  • Oversee the daily operations and management of the assigned community.
  • Serve as the primary onsite point of contact for residents, Board members, vendors, and other community stakeholders.
  • Develop and maintain strong, professional relationships with the Board of Directors and community residents.
  • Attend and prepare for Board meetings, annual meetings, committee meetings, and other association meetings as needed.
  • Prepare meeting agendas, management reports, correspondence, and other association documentation.
  • Ensure Board directives and approved policies are properly communicated and implemented.
  • Coordinate and oversee vendors, contractors, maintenance providers, and other service partners.
  • Monitor the condition of the community and coordinate maintenance, repairs, inspections, and capital projects.
  • Obtain and review vendor proposals and assist the Board with vendor selection and contract management.
  • Respond to homeowner questions, concerns, requests, and complaints in a timely and professional manner.
  • Enforce association rules, regulations, governing documents, and policies consistently and professionally.
  • Assist with association financial oversight, including reviewing invoices, budgets, expenses, and financial reports.
  • Assist with preparation and administration of the annual budget and assessment-related activities.
  • Monitor association projects and follow up with vendors and contractors to ensure work is completed appropriately and on schedule.
  • Maintain accurate records, documentation, and community files.
  • Communicate effectively with internal management and accounting teams.
  • Identify potential issues before they become larger problems and proactively communicate solutions.
  • Ensure the property remains compliant with applicable laws, regulations, governing documents, and company policies.
  • Provide a visible and professional management presence within the community.
  • Perform other duties and responsibilities as necessary to support the successful operation of the association.
Requirements:

Qualifications

  • Active Florida Community Association Manager (CAM) license required.
  • Approximately 3–5 years of community association management experience preferred.
  • Experience managing HOA and/or condominium communities strongly preferred.
  • Strong understanding of Florida community association operations, governing documents, and applicable regulations.
  • Excellent written and verbal communication skills.
  • Strong customer service and conflict-resolution abilities.
  • Highly organized with excellent time-management and follow-up skills.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Comfortable working independently while also collaborating with internal teams.
  • Strong computer skills and proficiency with Microsoft Office and property/community management software.
  • Professional demeanor with the ability to interact effectively with residents, Board members, vendors, and contractors.

Must be comfortable working onsite 40+ hours per week and being the visible management presence for the community.
