Position Summary
The Maintenance Team is responsible for preserving the physical condition, safety, and appearance of apartment communities through preventative maintenance, service requests, repairs, and resident support. Successful team members demonstrate strong technical ability, exceptional customer service, attention to detail, and a commitment to creating a positive resident experience.
Depending on experience, certifications, and business needs, opportunities may range from Maintenance Technician I through Maintenance Technician IV roles. Career growth may also lead to future leadership opportunities within maintenance operations. s.
Key Responsibilities
- Perform maintenance repairs and troubleshooting involving HVAC, plumbing, electrical, appliances, and general building systems based on experience and certification level.
- Complete preventative maintenance inspections and scheduled maintenance tasks to support asset preservation and operational efficiency.
- Respond to and complete resident service requests in a timely, professional, and customer-focused manner.
- Prepare apartment homes for new residents through unit turn activities, ensuring quality, safety, and readiness standards are met.
- Maintain accurate work orders, maintenance records, and reporting within company software systems.
- Monitor inventory levels, maintain maintenance supplies, and assist with vendor coordination as assigned.
- Deliver exceptional customer service while building positive relationships with residents, team members, and vendors.
- Participate in on-call rotations and after-hours emergency response opportunities as required by position level and property assignment.
- Support safety initiatives and ensure work is performed in compliance with company policies and industry standards.
- Assist with the training, mentoring, and onboarding of maintenance team members as knowledge and experience grow.
Preferred Qualifications
- Previous maintenance, facilities, construction, skilled trades, or related experience preferred.
- Knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, or general maintenance practices preferred.
- Strong customer service and communication skills.
- Ability to prioritize work, manage time effectively, and work independently.
- Ability to perform physical tasks including lifting, climbing, kneeling, and working in various weather conditions.
- Basic computer and mobile technology proficiency.
- EPA, CPO, or other industry certifications preferred depending on role and experience level.
- Valid driver's license and reliable transportation may be required.
