About the Role:
Axia Residential is seeking an experienced, hands-on Maintenance Supervisor to lead maintenance operations at one of our multifamily communities.
This is a great opportunity for a strong maintenance leader who enjoys taking ownership, improving operations, and making a visible impact. The ideal candidate will be comfortable working in a fast-paced, high-demand environment and will have the leadership skills, technical knowledge, and sense of urgency needed to prioritize competing needs and keep the property moving in the right direction.
This is not a desk-based supervisory role. We are looking for someone who is willing to work alongside the team, solve problems, hold standards, and take ownership of the overall condition and maintenance performance of the community.
What You’ll Do- Lead and manage the day-to-day activities of the maintenance team
- Establish priorities and ensure maintenance needs are addressed with urgency and follow-through
- Complete, assign, and monitor resident service requests to ensure timely and quality completion
- Troubleshoot and perform repairs involving HVAC, electrical, plumbing, appliances, carpentry, and other general building systems
- Oversee apartment make-ready and turnover activities and ensure homes are completed on schedule and ready for move-in
- Identify deferred maintenance and property needs and work with the Community Manager to develop priorities and solutions
- Perform preventative maintenance and routine inspections throughout the community
- Maintain community buildings, grounds, equipment, and common areas to company standards
- Maintain appropriate inventory levels and assist with ordering and controlling maintenance supplies
- Coordinate and oversee vendors and contractors when outside services are required
- Ensure maintenance practices are performed safely and in accordance with company procedures
- Participate in the community’s on-call rotation and respond to after-hours maintenance emergencies as needed
- Train, coach, and provide clear direction and accountability to maintenance team members
- Partner closely with the Community Manager to improve overall property operations and resident satisfaction
- Minimum of 3 years of experience in apartment, property, or facilities maintenance
- Minimum of 1 year of supervisory or maintenance leadership experience
- EPA Certification required
- Valid driver’s license required
- Strong working knowledge of HVAC, electrical, plumbing, appliances, and general maintenance repairs
- Proven ability to prioritize a high volume of maintenance needs and follow projects through to completion
- Strong leadership skills with the ability to set expectations, hold team members accountable, and lead by example
- Ability to remain organized and solutions-focused in a fast-paced environment
- Strong troubleshooting and problem-solving skills
- Excellent communication and customer service skills
- Ability to respond to after-hours emergency calls as part of an on-call rotation
- Ability to safely perform the physical requirements of the position, including lifting, carrying, bending, climbing, and working indoors and outdoors in varying weather conditions
