Job Description

Description:

Real Estate Manager / Senior Real Estate Manager

About

At 7 Brew, it’s more than coffee. It’s about creating energy, connection, and unforgettable experiences one cup at a time. As one of the fastest-growing drive-thru coffee concepts in America, we’re building something massive, and we’re looking for an experienced Real Estate Manager to help drive that growth forward.

This opportunity is with a rapidly expanding multi-unit quick-service restaurant platform developing locations across Michigan, Western New York, and beyond.

You will own a territory, manage assigned broker relationships, source and evaluate drive-thru development opportunities, negotiate and secure sites, and be measured on quality executed deals that have a clear path to opening, not activity for activity’s sake.

You will report directly to the Senior Director of Real Estate and work closely with our Director of Development, Legal, outside development partners, brokers, landlords, developers, and other cross-functional leaders. Once a site is secured and properly vetted, Development takes the lead through permitting and construction.

We are looking for a driven, commercially minded real estate professional who understands QSR, drive-thru, pad, and greenfield development and can independently distinguish attractive real estate from executable real estate.

Role Responsibilities

Site Identification & Market Development

  • Own the real estate pipeline for assigned markets, including broker strategy, direct sourcing, field vetting, underwriting, negotiation, and advancement of high-quality drive-thru opportunities.
  • Source and evaluate approximately five qualified opportunities per month using trade-area analytics, broker relationships, landlord/developer relationships, direct owner outreach, off-market sourcing, and local market intelligence.
  • Own and manage assigned broker relationships within your territory, including setting search priorities, maintaining regular pipeline cadence, holding brokers accountable for quality and responsiveness, and identifying coverage gaps when additional local support is needed.
  • Develop strong market knowledge and maintain an active presence throughout assigned trade areas. Candidates should be comfortable getting in the field, calling owners, pursuing off-market opportunities, and creating deals rather than relying solely on marketed sites.
  • Identify material site issues early, including parcel geometry, stacking and circulation, ingress/egress, curb cuts, setbacks, zoning and entitlement requirements, utilities, stormwater, easements, and other constraints that could affect development or operations.
  • Run qualified opportunities through test fit, internal approval, and 7 Brew corporate approval on established timelines.
  • Negotiate and execute LOIs, ground leases, and purchase agreements with a focus on strong economics, appropriate diligence protections, executable site control, and clean handoff to Legal and Development.
  • Target 20+ quality signed deals annually, recognizing that deal quality, conversion, and ultimate ability to open are as important as raw transaction count.
  • Maintain a live pipeline of approximately 30+ qualified opportunities to ensure development plans are supported by sufficient site inventory.
  • Keep every deal current in the development tracker with clear ownership, next actions, blockers, critical dates, and decisions required.
  • Deliver complete and accurate deal files to Development so downstream teams understand the site, business terms, known risks, and material development considerations before handoff.

Success Metrics

Four primary KPIs will be defined clearly:

  • Signed quality deals: target of 20+ annually
  • Qualified pipeline depth: approximately 30+ active opportunities
  • Gate velocity: progress against established cycle-time expectations
  • Deal quality: performance against agreed real estate and development criteria

We measure results, judgment, quality, and execution, not simply activity.

Requirements:

Compensation & Benefits

  • Competitive base salary of $100K+, commensurate with experience
  • Performance bonus opportunities tied to real estate and development outcomes
  • Medical, Dental, and Vision insurance
  • 401(k) with company match
  • Paid Time Off
  • Travel and mileage reimbursement
  • Significant opportunity for career growth within a rapidly scaling organization

Ideal Candidate

  • 5+ years preferred in real estate site acquisition, tenant representation, or development for QSR, drive-thru, coffee, fuel/convenience, car wash, or other pad-intensive multi-unit concepts
  • Demonstrated experience personally sourcing, negotiating, and closing ground-up or pad-site transactions
  • Meaningful experience with ground leases and/or purchase agreements, not solely inline retail leasing
  • Strong understanding of greenfield development and site-plan fundamentals, including stacking, access, curb cuts, setbacks, circulation, utilities, entitlement risk, and basic civil constraints
  • Ability to independently field-vet a site and provide a clear advance / hold / pass recommendation before significant Legal or Development resources are deployed
  • Experience managing and directing third-party brokers, including market assignments, pipeline reviews, sourcing expectations, and performance accountability
  • Ability to convert broker-generated opportunities into executable sites rather than simply forwarding deal flow
  • Comfortable sourcing off-market opportunities through direct owner outreach, brokers, developers, landlords, and local market intelligence
  • Fluent in LOIs, ground leases, PSAs, title, diligence periods, and entitlement fundamentals
  • Strong commercial negotiation skills and ability to balance rent, landlord participation, capital requirements, diligence protections, timing, and site quality
  • Comfortable being held accountable for measurable results and maintaining a disciplined pipeline
  • Willing and able to travel regularly throughout assigned markets
  • Self-starter with strong attention to detail, urgency, judgment, and follow-through
  • Team player capable of working closely with Real Estate, Development, Legal, Operations, and executive leadership
